We’ve partnered with a leading regional contractor hiring a Preconstruction Manager or Director to lead an estimating and precon team in Durham!

Are you a detail-oriented precon leader who enjoys shaping project budgets and collaborating with design, owners and construction teams? This role offers an exciting opportunity to contribute to meaningful building projects across commercial, multifamily, institutional, and interior construction markets and lead a seasoned team of preconstruction professionals.

📌 What You’ll Do

As a Precon leader, you will be a key member of the preconstruction team — responsible for accurate and competitive project cost estimates from early concept through contract pricing. You’ll work closely with project leadership, design partners, subcontractors, and internal teams to support bidding, planning, and successful project delivery. Additionally, you will lead and manage a team of estimators in the NC market!

Key Responsibilities

• Prepare conceptual through detailed estimates and budgets for construction projects of varying size and complexity
• Perform quantity take-offs, pricing, and cost analysis based on plans, specifications, and scope of work
• Collaborate with architects, engineers, subcontractors, and internal teams during design and bidding phases
• Participate in constructability reviews, value engineering, and cost optimization efforts
• Help refine estimating best practices, tools, and workflows within the preconstruction group
• Support contract negotiations and ensure complete, accurate estimate documentation
• Maintain accurate records and update estimating software and CRM systems as needed

📋 What We’re Looking For

• 10+ years of construction estimating or preconstruction experience, ideally with commercial, multifamily, institutional, or interior projects
• Strong understanding of construction means, methods, and sequencing
• Proficiency with estimating and project management tools (e.g., ProEst, Bluebeam, Procore, BuildingConnected — preferred)
• Excellent analytical, communication, and organizational skills
• Collaborative mindset and ability to work across teams throughout the design and preconstruction process
