Sterling Jasper Properties, Corp is seeking a Director of Operations in Abilene, TX. The role oversees the full lifecycle of our housing portfolio, from securing properties to master leases, move-in readiness, and resident coordination.

You will manage accounts, vendors, and finances to scale a growing workforce housing operation. The role requires entrepreneurial initiative, multi-hat flexibility, and regular travel to Abilene, Lubbock, and other Texas markets.

Qualifications

• 3–5+ years in property operations, housing management, or related field.
• Strong negotiator with a proven record of securing favorable lease agreements.
• Exceptional organization and attention to detail across people, properties, and payments.
• Clear communicator who collaborates effectively across teams, especially accounting and external vendors.
• Comfortable managing multiple properties and competing priorities.
• Able to travel regularly to Abilene, Lubbock, and other Texas markets requiring temporary workforce housing.

Responsibilities

• Lease & Portfolio Management: source, negotiate, and execute master leases; grow and maintain the housing portfolio; monitor day-to-day operations; maintain records.
• Move-In/Move-Out Operations: oversee property readiness, furnish homes, conduct inspections, assign residents, ensure occupancy records.
• Vendor & Maintenance Coordination: manage relationships with service providers; coordinate maintenance and repairs; setup utilities.
• Operations & Financial Management: coordinate invoicing, ensure timely payments, monitor costs, provide monthly reporting.
• Legal & Insurance Coordination: ensure compliance with housing/rental law; coordinate insurance coverage; respond to issues.
• Business & Community Relations: manage BBB accreditation; maintain relationships with clients; report occupancy status to ownership.

TheDirectorofOperationsownsthefulllifecycleofourhousingportfolio,fromsecuringpropertiesthroughmasterleasestopreparingmove-in-readyhomes,placingandtrackingresidents,andcoordinatingwithaccountingtokeepinvoicing,ownerpayments,andvendorpaymentsaccurateandontime.Thisisahands-onleadershiproleforsomeonewhocanbuildandrefinethesystemsthatallowagrowingoperationtoscale.

KeyResponsibilities

Lease&PortfolioManagement

Move-In/Move-OutOperations

• Overseecompletepropertyreadiness,furnishingandequippingeachhometoanAirbnb-caliberstandardforday-onemove-in
• Conductmove-inandmove-outinspectionsforallresidences
• Assignresidentstoproperties,maintainaccuratereal-timeoccupancyrecords,andcoordinaterelocationsasneedsrequire
• Ensuretimelyplacement,hightenantsatisfaction,andalignmentwithprojecttimelines
• Serveastheprimarypointofcontactfortenantconcerns

Vendor&MaintenanceCoordination

• Managerelationshipswithcleaningcrewsandotherserviceproviders
• Coordinatemaintenanceandemergencyrepairswithpropertyowners
• Setupandmaintainutilities,internet,andrecurringservicesasneeded

Operations&FinancialManagement

• Partnerwithaccountingtoensureclientsareinvoicedcorrectlyandownersandvendorsarepaidontime
