Job summary

Carlisle Residential Properties, Inc. seeks a Director of Maintenance to lead maintenance across its managed portfolio. You will drive service levels, hire and develop staff, and manage budgets and MSAs to ensure asset preservation and resident satisfaction.

You will partner with senior leaders to implement standardized processes, monitor KPIs, and oversee capital projects and vendor relationships across communities.

Qualifications

• 10+ years of maintenance experience in multifamily property management.
• Experience overseeing maintenance across a portfolio of properties.
• Budgeting, capital planning, and vendor/contract management (MSAs).
• Yardi experience strongly preferred.
• Demonstrated leadership and project management across a multi-site team.
• Ability to travel across the portfolio.

Responsibilities

• Ensure resident and standard work orders are completed within 48 hours.
• Make-readies completed within 5 days to support leasing goals.
• Develop and maintain maintenance processes, checklists, and best practices.
• Hire, train, and develop maintenance staff companywide.
• Monitor budgets and capital expenditures; identify cost savings.
• Manage MSAs and vendor relationships; ensure service levels.
• Oversee client-facing project management for capital/renovation initiatives.
• Utilize Yardi to track and report performance and spend.
