Job summary

Otterbein SeniorLife seeks a Director of Maintenance Services to lead all maintenance, grounds keeping, and vehicle/equipment upkeep. The role collaborates with leadership to ensure a safe living and working environment for residents and partners, supporting Total Quality Management and quality improvement initiatives.

The position emphasizes building maintenance, preventive planning, and cross-department coordination, with a focus on high-quality, timely work and a commitment to resident

Qualifications

• High School Diploma or GED required.
• Valid Driver’s License; chemical application license preferred.
• Experience in building construction, plumbing, electrical wiring, vehicle and equipment repair, painting and grounds keeping.

Responsibilities

• Reviews maintenance work orders and assigns priority.
• Completes work orders in a timely manner.
• Procures supplies and small equipment as needed to ensure prompt and efficient maintenance and grounds upkeep.
• Monitors work to ensure quality.
• Assists in periodic reviews of condition of buildings and grounds to identify emerging needs.
• Maintains the budget.
• Determines repair and maintenance needs to prevent breakdowns; plans sequence of operations per specifications.
• Repairs and installs pumps and motors; calibrates systems per manuals.
• Records gauge readings and temperatures; uses tools to adjust systems.
• Completes grounds keeping, snow removal, water treatment and wastewater treatment, and security as directed.
• Follows policies including infection control and safety regulations.
• Develops good working relationships with other departments.
• Chairs safety committee; reports accidents and hazardous conditions.
