Job summary

AVE is seeking a Director of Maintenance to lead hands-on operations across luxury apartment communities nationwide. The role rewards a fast-paced, diversified operation with a focus on brand standards and resident experience.

You will inspire and manage the maintenance team, ensure on-time service requests and move-ins, supervise on-call coverage, and oversee preventative maintenance, vendor relationships, and budgeting.

Qualifications

• Minimum of five years of maintenance, construction, or related experience.
• Minimum of three years demonstrated leadership experience in managing a team.
• HVAC certification preferred and sponsorship available if not already certified.
• Multifamily real estate or hospitality/hotel industry experience preferred.

Responsibilities

• Inspire and motivate the maintenance team to achieve brand standards and resident experience.
• Hold maintenance staff accountable for daily duties and move-in readiness.
• Coordinate on-call coverage for emergencies and seasonal needs.
• Create preventive maintenance schedules for HVAC, lighting, fire safety, and more.
• Manage outside vendors and oversee building equipment maintenance.
• Assist with recruitment, onboarding, and team training.
• Assist with budgeting and identify cost-saving opportunities.

The Director of Maintenance role is pivotal to each community's success. AVE is seeking a Director of Maintenance who is hands-on and leads by example. The ideal candidate thrives on a fast-paced and diversified operation.

Job Responsibilities

• Inspire and motivate the maintenance team to achieve our high level of brand standards and overall resident experience
• Hold maintenance team members accountable for daily responsibilities
• Ensure maintenance team completes resident service requests and prepare suites for move-ins in a timely manner
• Ensure proper maintenance team coverage for on-call rotation, community emergencies, winter weather, etc.
• Create and execute preventative maintenance schedules including inspections of HVAC systems, interior/exterior lighting, fire safety, power washing, and more
• Manage all outside vendor work performed at the community
• Manage the maintenance and presentation of all building equipment, including weekly washing, annual inspections, etc.
• Assist with the recruitment process for new maintenance team members, including interviewing candidates and training and onboarding new team members
• Assist with budgeting for the maintenance department and identify areas for potential cost savings

Job Requirements

• Minimum of five years of maintenance, construction, or related experience, i.e. plumbing, electric, carpentry, appliance repairs, etc.
• Multifamily real estate or hospitality/hotel industry experience strongly preferred
• Minimum of three years demonstrated leadership experience in managing a team, including coaching, mentoring, training, and holding team members accountable
• HVAC certified a plus (we will sponsor certification if not already certified)
• Treat all guests with courtesy, respond to guests needs in a timely manner, document requests when needed and report to General Manager
• Understands the importance of brand standards and has mindset to exceed expectation
• Consistently maintains a professional, positive, and courteous attitude when dealing with coworkers and residents at all times
• Reliable transportation

Compensation

• $100,000/year

Individual compensation decisions will vary as the annual base compensation range provided is approximate and determined by a variety of factors including but not limited to experience, qualifications, education, and geographic location. AVE also offers additional bonus potential paid out on a monthly and/or quarterly basis (dependent upon the position), which is not included in the base compensation range listed above.
