Job summary

Korman Communities is looking for a dedicated Porter to maintain cleanliness and assist with repairs at their King of Prussia location. The ideal candidate will have at least one to two years of experience in janitorial or maintenance tasks and demonstrate strong customer service skills.

This full-time position requires availability from Sunday to Thursday and includes responsibilities such as cleaning designated areas, addressing maintenance requests, and ensuring the community is well-presented. Competitive compensation starts at $19/hour with additional benefits.

Job Responsibilities

Porters are responsible for maintaining AVE Brand Standards of cleanliness and presentation, while creating a positive, safe and organized work environment.

• Clean designated assigned amenity spaces and indoor/outdoor areas. This includes but is not limited to sweeping, mopping, vacuuming floors, dusting, polishing furniture, cleaning glass, etc.
• Troubleshoot/repair resident service requests. This includes but is not limited to appliance repair, HVAC repair, plumbing and electrical.
• Maintain community exterior maintenance and presentation. This includes but is not limited to watering flowers, leaf clean up, cleanliness of breezeways, trash pick-up, etc.
• Assist maintenance with suite turn over and work requests. This includes but not limited to changing light bulbs, painting, caulking, shampooing carpet, furniture placement, replacing HVAC filters, etc.
• Maintenance Coverage after hours (as needed) - Porters execute on call rotation schedule to handle service requests outside of normal business hours.
• Community Emergencies - Porters are responsible for emergencies that may arise outside of normal business hours. I.e. flood, fire, power loss, etc.
• Snow Removal - responsible for ensuring community is always clear and accessible during snow falls.

Job Requirements

• Minimum of one to two years of janitorial and/or maintenance experience, i.e. plumbing, electric, carpentry, appliance repairs, etc.
• Demonstrated strong guest service skills
• Demonstrated energetic, self-motivating and “can do” positive attitude
• High-level cleanliness and presentation standards
• Must have reliable source of transportation for required on-call rotation and community emergencies that may occur outside of normal business hours
• Proficiency in the English language strongly preferred

Must be available to work the required full-time schedule of Sunday through Thursday 7:30am to 4:00pm with on-call rotation.

Compensation

• $19+/hour

Individual compensation decisions will vary as the hourly base compensation range provided is approximate and determined by a variety of factors including but not limited to experience, qualifications, education, and geographic location. AVE also offers additional bonus potential paid out on a monthly and/or quarterly basis (dependent upon the position), which is not included in the base compensation range listed above.
