Job summary

Waters of Fort Wayne is seeking a Maintenance Director to lead the maintenance department, plan and direct daily operations, and ensure compliance with regulations and company policies.

You will manage staffing, coordinate in-house and external services, oversee preventative maintenance programs, and ensure safety systems and building integrity across the facility in Fort Wayne, Indiana.

Qualifications

• High school education or equivalent required.
• Minimum one year supervisory experience in maintenance.
• Valid driver's license required.
• Ability to work in adverse environmental conditions.
• Knowledge of boilers, compressors, generators, and mechanical/electrical/plumbing systems.
• Knowledge of building codes and safety regulations.
• Licensed according to applicable standards and codes.
• Ability to respond to maintenance emergencies after hours.

Responsibilities

• Manage maintenance department staffing and scheduling.
• Inspect storage and utility spaces for upkeep and supplies.
• Participate in facility surveys by governmental services.
• Oversee external service contractors and contracts.

• Coordinate snow and ice removal for sidewalks.
• Be on call for emergencies 24/7 as required.

Job description

The Maintenance Director is responsible for planning, organizing, developing, and directing the overall operation of the maintenance department in accordance with current federal, state, and local regulations and established company policies and procedures.

Ensure the facility is well-maintained in a safe and comfortable manner.

• Manages the operations of the Maintenance Department by adhering to proper staffing and scheduling of personnel.

• Inspect storage rooms, work rooms, utility/janitorial closets, etc. for upkeep and supply control.

• Participates in facility surveys made by authorized governmental services.

• Ensures that outside services are properly completed/supervised in accordance with contracts/work orders.

• Assists in establishing a preventative maintenance program. Makes daily rounds to ensure that maintenance personnel are performing required duties and ensure that appropriate maintenance procedures are being followed to meet the needs of the facility.

• Maintains fire alarm and other fire protection and preventive systems.

• Completes carpentry and other building repairs within the scope of expertise.

• Monitors, maintains and records inventory and orders supplies as needed to ensure supplies are available as needed.

• Heads snow and ice removal for the sidewalks.

• When required, is on call seven days a week, 24 hours a day for emergencies.

Job Requirements

• Must possess, as a minimum, a high school education or its equivalent

• Must have, as a minimum, one year experience in a supervisory capacity, in a maintenance related position

• Must have a valid driver’s license

• Must be able to withstand inside and outside environmental conditions, extreme heat, freezing conditions, and a noisy, dirty, dusty, or greasy work environment at times

• Must be knowledgeable of boilers, compressors, generators, etc., as well as various mechanical, electrical, and plumbing systems

• Must be knowledgeable in building codes and safety regulations

• Must be licensed in accordance with current applicable standards, codes, labor laws, etc

• Must be able to handle call outside of normal work hours for maintenance emergencies
