Job summary

Director of Maintenance – Skilled Nursing Facility

We are seeking an experienced and dependable Director of Maintenance to lead the maintenance, Life Safety, and physical plant operations of our Skilled Nursing Facility.

The ideal candidate will have prior Skilled Nursing Facility (SNF) or long-term care experience and a strong understanding of Life Safety Code requirements, fire safety, emergency preparedness, regulatory compliance, and survey readiness. We are looking for a hands‑on leader who takes pride in maintaining a safe, compliant, well‑maintained environment for our residents, staff, and visitors.

Key Responsibilities

• Oversee the day‑to‑day maintenance and physical plant operations of the facility.

• Maintain the facility in compliance with CMS, CDPH, NFPA, OSHA, Life Safety Code, and other applicable federal, state, and local requirements.

• Maintain ongoing survey readiness and promptly address identified deficiencies.

• Manage and maintain required Life Safety documentation, inspection records, testing logs, and preventative maintenance records.

• Oversee required inspection, testing, and maintenance of fire and life‑safety systems, including fire alarms, sprinkler systems, fire extinguishers, emergency lighting, generators, and related equipment.

• Maintain and support the facility's Emergency Preparedness Program, including emergency plans, drills, documentation, and required testing.

• Conduct routine facility rounds to proactively identify maintenance, safety, environmental, and regulatory concerns.

• Manage preventative maintenance programs and ensure repairs are completed timely and appropriately.

• Coordinate and oversee outside vendors, contractors, inspections, permits, and repair projects.

• Perform appropriate repairs and maintenance in‑house when possible to reduce unnecessary vendor costs.

• Maintain the physical environment, including HVAC, plumbing, electrical, lighting, doors, resident rooms, equipment, grounds, and other building systems.

• Participate in facility surveys and work directly with surveyors regarding physical plant, Life Safety, and emergency preparedness requirements.

• Develop and implement corrective action plans when deficiencies are identified.

• Work collaboratively with the Administrator, nursing leadership, Environmental Services, and other department heads to maintain a safe and compliant environment.

• Participate in QAPI, Safety Committee, Emergency Preparedness, and other facility meetings as appropriate.

• Respond to urgent maintenance issues and facility emergencies as needed.

Qualifications

• Prior maintenance leadership experience in a Skilled Nursing Facility, long‑term care facility, or similar healthcare environment strongly preferred.

• Strong knowledge of Life Safety Code, NFPA requirements, fire safety, emergency preparedness, and healthcare regulatory requirements.

• Experience with CMS/CDPH surveys and survey readiness strongly preferred.

• Knowledge of preventative maintenance programs and required inspection/testing schedules.

• Working knowledge of HVAC, plumbing, electrical, mechanical, and general building maintenance.

• Ability to understand regulatory requirements and maintain organized, survey‑ready documentation.

• Strong troubleshooting and problem‑solving skills.

• Ability to prioritize multiple projects and respond effectively to urgent facility needs.

• Strong communication, organization, and leadership skills.

• Ability to work effectively with vendors, contractors, department heads, residents, families, and regulatory agencies.

• Must be dependable, proactive, detail‑oriented, and willing to take ownership of the facility's physical plant and Life Safety program.
