Vier Management is seeking an experienced Maintenance Manager to lead and coach maintenance teams across Cincinnati and Northern Kentucky. You will drive preventive maintenance programs, manage budgets and vendors, and ensure every community meets safety and quality standards for residents to call home.

The role requires strong leadership, hands-on maintenance knowledge, and a track record of improving operations across multiple properties.

Qualifications

• 5+ years in apartment or rental property maintenance.
• At least 2 years supervising a team.
• Strong knowledge of plumbing, electrical, HVAC, and boiler systems.
• Experience managing budgets, vendors, and multiple properties.
• Familiarity with building codes, OSHA, and fair housing rules.

Responsibilities

• Ensure staffing for daily work orders, readies, and after-hours emergencies.
• Keep work orders moving for timely, quality repairs.
• Build and run the preventive maintenance program for key systems.
• Inspect communities regularly and enforce standards across sites.
• Oversee unit turns, capital projects, and renovations as directed.
• Prepare and manage the annual maintenance budget and identify savings.
• Bid, hire, and manage contractors and vendors with scopes and quality checks.
• Manage shop inventory, tools, and equipment across the portfolio.
• Conduct safety training and ensure compliance with codes and regulations.
• Serve as the main maintenance contact for residents, managers, and ownership.

Cincinnati and Northern Kentucky · Full time · Manager

Lead maintenance for our entire portfolio of apartment and townhome communities across Cincinnati and Northern Kentucky. You will build and coach the maintenance team, set the preventive maintenance plan, manage the budget and vendors, and make sure every community is safe, well kept and a place residents are proud to call home.

What you will do

• Lead, train and coach maintenance teams at every community, including setting expectations, reviewing performance and correcting issues
• Make sure each community is staffed for daily work orders, make readies and after hours emergencies
• Keep work orders moving so residents get timely, quality repairs
• Build and run the preventive maintenance program for HVAC, boilers, plumbing, roofs, pools and grounds
• Inspect communities regularly and hold every site to the same standard
• Oversee unit turns, capital projects and renovations as directed by ownership
• Prepare and manage the annual maintenance budget and look for ways to save without cutting corners
• Bid, hire and manage contractors and vendors, including scopes of work and quality checks
• Manage shop inventory, tools and equipment across the portfolio
• Run safety training and keep the team compliant with building codes, OSHA and fair housing
• Serve as the main maintenance contact for residents, property managers and ownership, and report on progress and staff performance

What we are looking for

• 5 or more years of apartment or rental property maintenance, including at least 2 years supervising a team
• Strong working knowledge of plumbing, electrical, HVAC and boiler systems
• Experience managing budgets, vendors and multiple properties
• Working knowledge of building codes, OSHA and fair housing rules
• EPA 608 certification preferred, HVAC license or Certified Pool Operator a plus
• Clear communicator who leads by example and treats residents and team members with respect
• Valid driver's license, reliable transportation and your own hand tools

Schedule

Monday through Friday, 8 AM to 5 PM. Available for after hours emergencies, including evenings, weekends and holidays, and part of the on call rotation.
