Job summary

Gwinnett County Government is seeking an Operations and Maintenance Division Director to oversee maintenance for HVAC, electrical, plumbing, carpentry, grounds, and custodial trades across 130+ facilities and 3.5 million square feet.

You will supervise staff, manage outsourced contracts, develop budgets, and provide after-hours emergency response while ensuring safety and code compliance.

Qualifications

• Bachelor's degree and nine years of progressively related experience, including two years in a managerial role.
• Equivalent combination of education and experience sufficient to perform essential duties.

Responsibilities

• Oversees preventive, predictive, and responsive maintenance operations for HVAC, electrical, plumbing, carpentry, grounds, and custodial trades.
• Manages in-house and outsourced maintenance contracts and budgets; administers funds and procurement processes.
• Provides 24/7 emergency maintenance response; coordinates with incident response and weather events.
• Ensures compliance with building and life-safety codes and performance metrics; analyzes management information and prepares reports.
