Job Overview

We are seeking a hands-on, technically skilled Director of Environmental Services (EVS) to lead custodial, sanitation, and facility maintenance operations at our skilled nursing facility. This role is built for a working leader — someone comfortable picking up a wrench, tracing a leak, or troubleshooting an HVAC fault personally, not just assigning it out. You'll balance direct repair and preventive maintenance work with the sanitation, safety, and regulatory oversight required in a licensed healthcare setting. If you'd rather be on the floor solving a problem than in a meeting talking about one — while still keeping your team, your compliance record, and your survey readiness tight — this role is built around that.

Duties

Hands-on maintenance & repairs

• active participation in facility safety initiatives, both preventative and after the fact. Including community and internal, disaster drills.

• Perform and lead hands-on repairs across plumbing, electrical, HVAC, and general building systems; respond personally to urgent maintenance calls alongside the team.

• Diagnose and resolve mechanical, electrical, and plumbing issues in resident rooms, common areas, kitchens, and mechanical rooms.

• Run a preventive maintenance program for HVAC, boilers, generators, life-safety systems, and building infrastructure — not just scheduling it but executing and verifying the work.

• Maintain and troubleshoot fire/life safety systems (alarms, sprinklers, emergency generators) to ensure continuous survey readiness.

• Manage minor construction, punch-list work, and facility improvement projects in-house where practical.

• Keep a working inventory of tools, parts, and vendor contacts to minimize repair turnaround time.

Compliance & oversight

• Ensure ongoing compliance with Title 22, OSHPD/HCAI, OSHA, life-safety code, and local health department requirements.

• Maintain documentation for inspections, testing, and preventive maintenance logs required for state and Joint Commission-style surveys.

• Serve as the facility's point person during regulatory inspections and surveys for physical plant and environmental services.

Team leadership

• Lead and supervise EVS and maintenance staff, balancing hands-on mentorship with performance management.

• Develop cleaning and maintenance protocols that meet infection-control and safety standards.

• Manage staffing schedules, vendor relationships, and capital repair budgets.

Qualifications

• Proven hands-on experience in facilities maintenance, building trades, or environmental services — HVAC, plumbing, electrical, or general maintenance background strongly preferred.

• Experience in a skilled nursing facility, hospital, or other licensed healthcare setting, with familiarity in Title 22/HCAI/OSHPD compliance.

• Comfortable performing repairs personally, not solely managing outside contractors.

• Strong understanding of fire/life safety systems and survey-readiness requirements.

• Staff supervision experience, with the ability to lead by working alongside the team.

• Excellent communication skills for coordinating with administration, clinical staff, and vendors.
