Job summary

Ascend Talent Solutions seeks a Director of Engineering to lead and grow client relationships in Northern California, ensuring safe, efficient, and high-quality building operations for Class A properties. Qualifications

  • Extensive electrical, mechanical & plumbing knowledge of commercial facilities with a strong background in critical building operations.
  • Proficient in Building Management Systems, Life Safety Systems, and CMMS.

Responsibilities

  • Serve as primary point of contact and strategic partner for 3rd party engineering services.
  • Oversee and evaluate the performance of 3rd party engineering services and on-site engineers across properties.
  • Establish service expectations, standards, performance metrics, and accountability for engineering operations.
  • Conduct regular business reviews with leadership on staffing, maintenance, tenant service, safety initiatives, and financial performance.
  • Ensure 3rd party services fulfill contractual obligations and SLAs.
  • Recruit, onboard, and train high level engineering talent.
  • Promote alignment between external engineering teams and company management.
  • Manage client account relationships to deliver operational excellence and energy efficiency.

Our client is one the largest facilities services company, actively growing its commercial portfolio in Northern California with a focus on sustainability and diversity that needs a strong, quality service minded Director of Engineering for its northern California region.

Job Description - The Director of Engineering is responsible for growing client relationships and working with Property Management and engineering within client accounts in implementing and maintaining the energy management systems, preventative maintenance, quality standards, operating objectives and goals of building owners of class A commercial office and industrial portfolios. With excellent resource and project management and engineering knowledge, the primary responsibility of the Director of Engineering to ensure a safe, efficient and comfortable environment within client buildings and to maintain the building’s value, extending the life of the building systems and infrastructure with a strong emphasis on service excellence. With excellent communication and planning skills, the Director of Engineering will work with building team members to support the critical infrastructure of client buildings. Additional responsibilities for the Director of Engineering include the following:

Responsibilities:

  • Serve as company's primary point of contact and strategic partner for 3rd party engineering services.
  • Oversee and evaluate the performance of 3rd party engineering services, Chief Engineers, Building Engineers, and all engineering personnel assigned to Wareham properties.
  • Establish service expectations, operational standards, performance metrics, and accountability measures for engineering operations across the portfolio; daily, weekly, monthly and annually.
  • Conduct regular business reviews with 3rd party engineering services leadership regarding staffing levels, maintenance performance, tenant service, safety initiatives, training, succession planning, and financial performance.
  • Ensure 3rd party engineering services fulfills contractual obligations, staffing commitments, operating standards, and service level expectations.
  • Partner with 3rd party engineering services leadership in the recruitment, onboarding, development, succession planning, and retention of engineering talent.
  • Promote strong alignment and collaboration between 3rd party services engineering teams and company management teams.
  • Manage client account relationships with Asset Services property and regional operations nationwide. Create cohesion with clients to ensure on-site engineering teams work together to deliver operational excellence to our clients.
  • Manage on-site engineering teams to ensure accountability through the creation and deployment of best practices in preventative maintenance, client service delivery, and overall building operational efficiency for the region.
  • Manage statewide on-site engineering teams to regulatory adherence to law/code.
  • Manage on-site engineering teams to meet the needs of the building owners, tenants and their lease agreements.
  • Work with the union to ensure we are adhering to all contracts.
  • Manage on-site engineering teams to monitor and oversee plant operation, note standard and non-standard conditions and know when to seek assistance from outside vendors.
  • Manage on-site engineering teams to assure all equipment is operated and maintained within the manufacturer’s specifications and the operating guidelines of the property.
  • Manage on-site engineering teams to understand and establish or improve preventive maintenance and overhaul schedules for all equipment and mechanical systems within the project.
  • Manage on-site engineering teams to monitor and control the effectiveness and efficiency of energy usage without compromising tenant comfort. Maintain/Update EPA Energy Star Portfolio Manager and Transwestern Utility Analysis programs each month.
  • Manage on-site engineering teams to OSHA guidelines and how to ensure that all equipment is maintained to guidelines/standards.
  • Prepare and update any monthly client KPI reports and provide a copy to Regional Asset Services Leadership team.
  • Manage on-site engineering teams to respond appropriately to and assist emergency response personnel, at any time when on duty or on call.
  • Manage on-site engineering teams to create consistent inspection procedures for both internal, and client specific inspections.
  • Manage on-site engineering teams to support Energy Star, LEED, WELL programs and ensure all local utility rebate programs are maximized nationwide.
  • Recruit, hire, and train high level talent.

Requirements:

  • 10+ years of progressively responsible facilities engineering experience in a commercial property, tenant management setting
  • Extensive electrical, mechanical & plumbing knowledge of commercial facilities with a very strong background in critical building operations.
  • Technically proficient in operations of Building Management Systems, Life Safety Systems, and CMMS.
  • Ability to analyze and understand contracts and vendor agreements
  • Technically proficient in preventative maintenance, work order tracking, and construction
  • management technology systems/software.
  • Responsibilities may require an adjusted work schedule, overtime, and evening/weekend hours in order to meet deadlines.
  • The ability to meet deadlines, accomplish work in order of priority; professionally maintain composure & effectiveness under pressure and changing conditions
  • CFC Universal, CEM/CPE and LEED GA or LEED AP desired
