MHW Search partners with a well-established retail investment/development firm in Houston seeking a Director of Development to lead build-to-suit and single-tenant projects from site identification through stabilization and disposition.

The role requires ownership of development timelines, budgets, and relationships with tenants, lenders, and contractors, with emphasis on modernized processes and AI-enabled workflow.

Qualifications

• AI proficiency in development workflows.
• Strong ability to originate and manage tenant relationships.
• Experience overseeing multi-phase development projects from site selection to disposition.

Responsibilities

• Lead build-to-suit and single-tenant development projects from site identification through stabilization and disposition.
• Origin tenant relationships and requirements; source and control development sites.
• Underwrite and structure transactions; negotiate land contracts; oversee due diligence and entitlements.
• Coordinate construction, financing, scheduling and budgeting; manage dispositions.
• Ensure AI-enabled workflow and reporting across multiple concurrent developments.
