Our client is a long-established, family-owned enterprise that has developed, owned, and managed commercial real estate. It is a vertically integrated platform covering transaction, advisory, property management, development, construction and project management, asset management, and receivership. The team manages more than two million square feet and is one of the largest commercial property-management platforms in the Oklahoma City market. The owned portfolio is concentrated in office across Oklahoma City and Texas, with additional Sun Belt holdings. Adjacent to the headquarters campus, the company has mixed-use sites in various stages of planning and delivery, including a joint venture. Ownership is long-term and conservative. The platform is building a third-party offering across property management, leasing, brokerage, and capital markets.
Position
The Director of Commercial Management and Development will lead commercial management and mixed-use site execution from Oklahoma City and report to the President. Near- and mid-term value comes from two places: executing mixed-use site development efforts and continuing to build out and grow the third-party property management and leasing platform, including broader business development. The position is still an operating leadership role. The Director must have a demonstrated record of managing and scaling teams that include property managers and engineering personnel, and must be comfortable working with accounting and legal on execution, compliance, and risk management.
This role leads both field operations and corporate coordination, with a team of about 15 colleagues, including an engineering director, senior real estate managers, technical staff, and property administrators. The portfolio is primarily office and mixed-use. The leader must already know how those product types are managed — gross, modified gross, and triple-net leases, CAM reconciliations, budgets, and true-ups — and must be able to run the team independently from the start.
Responsibilities
- Build and grow the third-party property management and leasing platform and lead the related business development: new management and leasing assignments, owner and institutional relationships, and recurring third-party revenue.
- Execute mixed-use site development efforts currently in planning or delivery, including coordinating with partners, consultants, and ownership. Direct real estate acquisitions are not a mandate.
- Own the operational and financial performance of the commercial management platform, including occupancy, net operating income, service standards, staffing, client retention, and growth.
- Lead and scale a team that includes property managers and engineering personnel. The team is approximately 15 colleagues, including an engineering director, senior real estate managers, technical staff, and property administrators.
- Work cross-functionally with accounting and legal to ensure clean execution, compliance, and risk management on owned assets, third-party assignments, and development work.
- Hold operating quality across office and commercial assets, including lease administration, recoveries, budgets, and annual true-ups.
- Know the lease forms the portfolio uses — gross, modified gross, and triple net — and how each drives billing, expenses, and owner reporting.
- Partner with leasing so renewals, new leases, and management reinforce one another on owned and third-party assets.
- Bring strong proficiency in Yardi Voyager Commercial Suite (preferred) or extensive experience with another commercial property management system, such as MRI.
- Give ownership a clear view of portfolio performance, development progress, variances, capital needs, client risk, and the platform's results.
- Operate independently. The position has to be effective in the first months, not after a long ramp. Lead both field operations and corporate coordination.
Qualifications
- Director-level commercial property management or operating leadership, with a demonstrated record of managing and scaling teams that include property managers and engineering personnel.
- A track record of growing a third-party property management or leasing platform: winning assignments, building owner and institutional relationships, and driving recurring third-party revenue.
- Experience executing mixed-use or commercial site development, from planning through delivery and coordination with partners. Pure development, without operating leadership, is not the fit.
- Operating command of office product, including CAM reconciliations and budgets. Retail and industrial experience is preferred. Familiarity with Yardi or MRI is required.
- Comfort working cross-functionally with accounting and legal on execution, compliance, and risk management.
- Ability to start quickly on a live owned and third-party platform where the firm's reputation is the product. Oklahoma City relationships help. They are not required if the candidate will build them.
- Bachelor's degree. A CPM, CCIM, RPA, or similar designation is helpful, not required. Independent acquisition experience is not required.
Personal Skills & Attributes
- A developer of people, comfortable teaching process and correcting it when it slips.
- Able to lead field operations and corporate coordination in the same week.
- Commercially minded, and at ease with owners, tenants, brokers, and partners.
- Energy and follow-through. The firm wants a leader who will raise the tempo of the team.
- Sound judgment on what to standardize and what to leave alone.
- A natural networker, or at least someone who will work a room and follow up on third-party business.
- Discretion with client, staff, and ownership matters. Culture fit for a stable, family-owned organization: collaborative, low-ego, service-oriented, and committed to Oklahoma City as a full-time home base.
