Job summary

Home Creations in Moore, Oklahoma is seeking a Lead Property Manager to achieve 100% occupancy and oversee the property management team across multiple locations, indoors and outdoors.

The role requires 5+ years of property management experience, 2+ years of staff supervision, a valid driver's license, and reliable transportation, with hours Monday–Friday 8am–5pm and some evenings/weekends as needed.

Qualifications

• 5+ years' experience in property management, leasing or similar role.

• Associates degree or higher education (any discipline).
• Must have a valid driver's license.
• Must have reliable transportation.

Responsibilities

• Assure signage is posted at rental properties
• Process background/credit checks and review lease applications
• Show properties to potential leases
• Manage property advertisements, including print, online, fliers, mailers, billboards, etc.
• Execute leases and lease renewals with tenants
• Track rental property vacancies and fill as quickly as possible
• Post late notices, file evictions, and attend court as necessary
• Take calls for maintenance and schedule repairs to be completed
• Follow up on repairs and approve appropriate invoices
• Send renewal notices 2 months before renewal and follow up to insure signature was achieved or status changed to month to month at end of original term

Brief Description

Position: Lead Property Manager

Status: Full-Time - Exempt

Location: 2252 N. Broadway, Moore, Oklahoma 73160 and various locations (indoor and outdoor)

Hours: Monday-Friday 8am to 5pm (varies) plus evenings/weekends as needed.

General Purpose: Achieve and maintain 100% occupancy of residential and commercial properties and insures on time collection of rents.

Supervision Received: Works under the direct supervision of the Executive Vice President.

Supervision Exercised: Oversee property management team.

Essential Duties and Responsibilities

• Assure signage is posted at rental properties
• Process background/credit checks and review lease applications
• Show properties to potential leases
• Manage property advertisements, including print, online, fliers, mailers, billboards, etc.
• Manage rental website for available properties
• Execute leases and lease renewals with tenants
• Track rental property vacancies and fill as quickly as possible
• Properly assess late fees
• Post late notices, file evictions, and attend court as necessary
• Take calls for maintenance and schedule repairs to be completed
• Follow up on repairs and approve appropriate invoices
• Send renewal notices 2 months before renewal and follow up to insure signature was achieved or status changed to month to month at end of original term
• Recommend business processes improvement ideas/solutions to supervisor
• Provide customer service in a respectful manner to both internal and external customers
• Perform general clerical duties
• All other duties as assigned
• Safety sensitive position

Requirements

Minimum Qualifications

• 5+ years' experience in property management, leasing or similar role
• 2+ years' experience managing staff
• Associates degree or higher education (any discipline will be considered)
• Must have a valid driver's license
• Must have reliable transportation

Work Environment

Exposure to outdoor work sites; dirt, dust, fumes, heat, cold, noise, odors, wetness, humidity, and darkness. Some bending, stooping, climbing, reaching, crawling, lifting, carrying, and walking. Subject to driving to various locations in varying weather conditions. Walking on uneven surfaces in varying weather conditions. Safety Sensitive position.

Physical Demands

Occasionally required to sit and use their fingers to handle for feel. Occasionally required to stand, walk, reach with arms and hands and to stoop or kneel.
