Redmont Talent Partners is working with a growing construction and development company seeking an experienced Director of Business Development to drive growth across its civil/site development and manufactured housing operations.
This is a relationship-driven business development leadership role focused on identifying opportunities early, developing relationships with owners and decision-makers, and positioning the company for direct, negotiated, and repeat work.
The Director of Business Development will work closely with executive leadership, estimating, and operations teams to develop new customers, expand existing relationships, and convert qualified opportunities into profitable backlog.
Key Responsibilities
- Build and maintain relationships with developers, property owners, general contractors, engineers, municipalities, manufacturers, community owners/operators, and other key decision-makers.
- Identify construction and development opportunities before they reach the traditional competitive bid market.
- Develop direct, negotiated, and repeat work through long-term customer relationships.
- Grow the company's civil/site development business across commercial, industrial, residential, multifamily, infrastructure, and other target markets.
- Monitor and evaluate government and public-sector RFPs relevant to the company's capabilities.
- Support growth initiatives within the manufactured housing sector, including:
- New manufactured housing community development.
- Community expansions and redevelopment.
- Site infrastructure and civil construction.
- Manufactured home installation.
- Projects that combine civil/site development and manufactured housing capabilities.
- Develop repeat and programmatic customer relationships capable of generating multiple projects over time.
- Maintain an active, accurate, and realistic pipeline of qualified opportunities.
- Work with executive leadership to evaluate opportunities based on profitability, strategic fit, customer quality, risk, available resources, and probability of award.
- Coordinate with estimating and operations throughout budgeting, preconstruction, pursuit, proposal, and contract negotiation processes.
- Develop and manage an effective business-development travel and industry-event strategy, including coordinating attendance, scheduling meetings, and maximizing customer and relationship-development opportunities.
- Represent the company professionally at industry events, customer meetings, networking functions, and other business-development activities.
Qualifications & Experience
- Proven business development experience in construction, civil/site development, land development, real estate development, manufactured housing, engineering, or a related industry.
- Demonstrated success building relationships that lead to construction opportunities and contract awards.
- Experience developing direct, negotiated, or relationship-driven work.
- Strong understanding of the construction, development, and preconstruction process.
- Ability to identify opportunities during the planning and development stages rather than relying solely on advertised bids.
- Strong business judgment and the ability to evaluate opportunities based on profitability, risk, probability of award, and strategic value.
- Excellent communication, presentation, negotiation, and relationship-building skills.
- Strong organizational skills with the ability to manage multiple relationships and opportunities simultaneously.
- Self-motivated, entrepreneurial, and accountable for results.
- Willingness to travel as required.
Experience in civil/site development and/or manufactured housing is strongly preferred. Candidates with strong construction or development experience and an established network of customer and industry relationships are highly encouraged to apply.
What Success Looks Like
Success in this position will be measured by the quality and profitability of the business developed—not simply by the size of the pipeline.
The successful candidate will:
- Generate profitable backlog.
- Increase direct and negotiated work.
- Develop new customers and expand existing accounts.
- Create repeat business and long-term customer relationships.
- Increase the number of opportunities where the company is engaged before formal bidding begins.
- Grow civil/site development opportunities across targeted markets.
- Expand manufactured housing community development, infrastructure, and installation opportunities.
- Maintain an accurate, actionable, and consistently updated business-development pipeline.
- Establish a sustainable network of customers, partners, and industry relationships that supports long-term growth.
The Opportunity
This is an opportunity to join an established construction organization with capabilities across civil construction, site development, manufactured housing, and complex construction programs.
The ideal candidate is someone who enjoys developing business at the front end-building relationships, understanding what customers and developers are planning, identifying opportunities early, and positioning the company to win work through relationships rather than relying exclusively on competitive bidding.
The Director of Business Development will report to senior executive leadership and will work closely with leadership, estimating, operations, customers, and strategic partners.
This position offers significant opportunity for an experienced business development professional to have a direct impact on company growth, customer relationships, and the development of a profitable project backlog.
