Job description

Hudson Investing is a founder-led multifamily investment firm. We have acquired more than $291 million of apartment communities and 2,065 units, and we currently manage more than $254 million in assets on behalf of a growing community of investors. We are vertically integrated with a property management company, Hudson Residential, so the business plan you underwrite is the one our own team executes on the ground.

The platform is built: the capital base, the in-house operations, the lender and broker relationships, the track record, and the name recognition. What we need now is a dedicated deal engine. You will be the person whose whole job is finding, winning, and closing the next Hudson property.

There are no committee layers here. You work directly with the founder and senior leadership, get a fast yes or no, and see your deals from the first broker call through closing and into operations.

If you have been waiting for an opportunity where your work visibly grows the company, this is it.

What you will own
  • Knowing the market. Keep a running read on cap rates, rents, supply, and debt markets in our target metros, and proactively bring ideas for new opportunities
  • Sourcing. Build and run the pipeline. Own relationships with brokers, owners, and lenders across Indiana, Ohio, Northern Kentucky, Michigan, and South Carolina
  • Underwriting. Oversee an Investment Analyst to model the deal: rent comps, expense assumptions, CapEx budgets, debt scenarios, and returns. Pressure-test the business plan with our asset management and Hudson Residential teams before we commit.
  • Walking the deal. Get on the road to tour prospective properties in person: walk units, inspect the physical condition, check the submarket, and meet the brokers and sellers face-to-face.
  • Winning. Write LOIs, negotiate terms, and set the strategy for best and final. Know when to push and when to walk.
  • Getting to the closing table. Quarterback due diligence, third-party reports, financing quotes, and work with outside counsel and lenders so deals close on time and without surprises.
  • Telling the story. Write clear investment memos and partner with our investor relations team on offering materials to ensure investors understand why the deal works.
  • Developing Talent. Oversee one investment analyst and grow the team as opportunities require.
What success looks like
  • In your first 90 days. you know our portfolio, our process, buy box, and markets; you have met the key brokers in our target metros; and you are underwriting live deals
  • By the end of year one. you have closed a Hudson acquisition you sourced yourself, and the broker community knows to call you first.
  • Over time. you are the reason our pipeline is deeper, our underwriting is sharper, and our growth is faster.
Who you are
  • 5 to 8 years in multifamily acquisitions, investment sales, or a principal-side investment role.
  • You have personally sourced, underwritten, and closed deals, not just supported someone who did.
  • You are an expert in Excel, and you understand multifamily benchmarks, KPIs, debt structures, and waterfalls.
  • You pick up the phone. Relationships are how you win, and you already have some in the Midwest (a plus, not a requirement).
  • You are comfortable working remotely and managing your own time, and you are ready to travel as needed (including overnight trips) to tour properties in person. Seeing the asset yourself is part of the job.
  • A degree in finance, real estate, or a related field, or equivalent experience. We care more about what you have closed than where you studied.
How we work

Our core values are not posters on a wall. They are how we hire, how we recognize people, and how we make decisions. Here is what they look like in this seat:

  • Unequivocal Excellence. We want to be best-in-class. Bring solutions, not problems, and get 1% better every day. Your underwriting is the version you would bet your own money on.
  • Extreme Ownership. Lead by example and accept full accountability, with no blame shifting. If a deal slips, you own why and you own the fix.
  • Humbly Confident. Get outside your comfort zone, set audacious goals, and treat feedback as a gift. Faith over fear.
  • Do Good. Do what is right, even when no one is watching. Our investors, residents, and partners trust us with a lot, and we protect that trust.
  • Have Fun. Find joy in the journey. Be grateful, keep a positive perspective, and enjoy building something with people who care.
This probably is not for you if...
  • You want a big-company logo and a large team where everyone has a specific task.
  • You need a perfect process in place before you act.
  • You would rather send an email than make the call or show up in person.
  • You would rather underwrite from a desk than get in the car or on a plane to see the property.
Compensation and benefits

We pay to attract people who want to win, and we tie the upside to the deals you bring in.

  • Base salary. $140,000 to $175,000, depending on experience.
  • Target bonus of 30% to 50% of base, paid through a deal bonus when your acquisitions close. On-target total cash compensation of $195,000 to $262,500.
  • Invest alongside us. the opportunity to invest your own money in Hudson deals.
  • Health, dental, and vision coverage.
  • 401(k) with a company match.
  • Flexible PTO. Own your results and your schedule.
  • Growth budget for education, conferences, and certifications.
  • Direct access to the founder and a front-row seat to how a growing investment platform is built.

The pay range for this role is:

140,000 - 175,000 USD per year (united States)
