Job Summary
Consumer Cellular is seeking a highly skilled and dynamic Director of Corporate Real Estate & Construction to oversee and manage our nationwide wireless retail store portfolio. This individual will be responsible for ensuring the successful execution of real estate, landlord relations, and construction activities in alignment with our business objectives. The role focuses on key areas such as addressing landlord relationships, lease renewals, HVAC responsibilities, and managing vendor relationships for preventative maintenance. The ideal candidate will have a deep understanding of corporate real estate, construction management, and facility operations, along with a strong ability to communicate effectively with internal and external stakeholders.

Key Responsibilities:

  • Landlord & Lease Management:
    • Maintain and manage relationships with landlords for all retail locations across the nation.
    • Ensure all lease agreements, renewals, and amendments comply with company policies and objectives.
    • Negotiate favorable lease renewal terms and any necessary adjustments to terms and conditions.
    • Ensure landlords provide necessary documentation and communications related to the retail locations.
  • Manage and update a centralized database of property addresses, landlord contact information, and other relevant real estate details for the wireless retail store portfolio.
  • Coordinate the regular review and tracking of lease renewals, options, and expirations to ensure timely action.
  • HVAC Systems & Responsibilities:
    • Oversee the HVAC systems at each retail location, ensuring all equipment is functioning optimally and efficiently.
    • Collaborate with landlords and third-party vendors to manage HVAC maintenance and repairs, focusing on preventative measures.
    • Review and ensure adherence to HVAC responsibilities as per lease agreements, including preventative maintenance and emergency response protocols.
  • Develop and deliver regular reports on key performance indicators (KPIs) related to landlord activities, sales performance, and HVAC maintenance.
  • Analyze sales data to ensure lease terms align with business performance and growth objectives.
  • Oversee HVAC preventative maintenance schedules and ensure adherence to service agreements.
  • Collaborate with internal stakeholders and third-party vendors to address operational issues related to facility maintenance.
  • Strategic Planning & Execution:
    • Collaborate with the construction and design teams to plan and execute the construction, renovation, or relocation of retail stores as needed.
    • Assess and implement cost-effective real estate strategies to support retail growth and expansion.
    • Monitor national retail trends and adjust real estate strategies accordingly.
  • Cross-Functional Team Collaboration:
    • Work closely with internal stakeholders, including retail operations, construction, legal, and finance teams, to ensure alignment with business goals and objectives.
    • Provide guidance and leadership to a team of real estate professionals, contractors, and facility management staff.

What You'll Need

  • Bachelor’s degree in Real Estate, Construction Management, Business Administration, or a related field (MBA preferred).
  • 10+ years of experience in corporate real estate, construction, facilities management, or a related discipline.
  • Strong understanding of lease agreements, landlord/tenant relations, and lease negotiation.
  • In-depth knowledge of HVAC systems and facilities management practices.
  • Experience with reporting and data analysis, with the ability to make data-driven decisions.
  • Ability to manage multiple projects simultaneously and work under pressure.
  • Excellent negotiation, communication, and interpersonal skills.
  • Strong leadership and team management skills.
  • Ability to travel as needed (approximately 25%).

Preferred Qualifications

  • Familiarity with retail construction processes and timelines.
  • Knowledge of regional and national real estate trends.
  • Proficiency in real estate management software and Microsoft Office Suite (Excel, Word, PowerPoint).

Pay & Benefits Data (in accordance with the Equal Pay and Opportunities Act)

Minimum Salary: $132,300

Maximum Salary: $198,450

This information reflects the anticipated base salary range for this position based on current national data. Minimums and maximums may vary based on location. Individual pay is based on skills, experience and other relevant factors.
