Job summary

American Real Estate Partners (AREP) is seeking a Director of Asset Management to own lease approvals and transactions across Office, Industrial, and Residential portfolios. You will structure debt and JV deals, and drive asset performance from lease-up through recapitalization or sale as part of AREP PowerHouse Data Centers.

Based at our McLean, VA headquarters with an in-office schedule, this role requires hands-on execution, strong financial modeling (ARGUS) and partnership with lenders,

Qualifications

• Bachelor’s degree required; majors in real estate, finance, business or related field preferred.
• 7+ years of commercial real estate experience with asset management, leasing or acquisitions responsibilities.
• Advanced proficiency in ARGUS and strong Excel/PowerPoint skills.

Responsibilities

• Serve as primary contact for lease approvals across Office, Industrial and Residential portfolios.
• Lead lease negotiations and deal structuring with brokers and tenants.
• Develop and maintain ARGUS/Excel valuation models from scratch; stress-test assumptions.
• Manage debt strategy with lenders including originations, refinancings, and compliance.
• Analyze JV equity structures and waterfall mechanics with legal and capital markets teams.
• Assist with full-cycle disposition and recapitalization efforts, including due diligence.
• Coordinate budgeting, reforecasting, and capital projects with construction, leasing, and accounting teams.
• Support investor calls and approval requests in collaboration with the Managing Director.
• Track portfolio returns to inform investment strategy.
