Macdonald & Company is partnered with an established commercial real estate owner and developer with a long track record of acquiring, developing and operating properties across the Southeast. The business has an active development pipeline spanning ground-up and redevelopment projects, with a particular focus on retail and other commercial asset classes. Due to continued project activity, the company is looking to add a Development Project Manager to its growing development team in Pinehurst, North Carolina.
The Development Project Manager will take an active role in the delivery of multiple commercial real estate projects from initial due diligence through entitlement, permitting, construction and final turnover. Working directly with senior development leadership and alongside the wider real estate, construction and operations teams, this individual will coordinate the technical and day-to-day execution of projects, including site feasibility, consultant management, budgeting, scheduling, municipal approvals and tenant coordination. This is a hands-on role offering broad exposure across the development lifecycle and the opportunity to take increasing ownership of projects within an active development platform.
The role is based in Pinehurst, North Carolina and requires a minimum of three days per week in the office, alongside regular project site visits primarily throughout North and South Carolina.
Responsibilities- Oversee site due diligence and entitlement activities across multiple new construction and redevelopment projects.
- Prepare and evaluate conceptual site plans for project feasibility and tenant requirements.
- Develop and manage project scopes, budgets and schedules from initial due diligence through construction and turnover.
- Lead key aspects of the due diligence process, including feasibility analysis, project budgeting, geotechnical investigations, environmental assessments, surveys, traffic studies and title review.
- Manage projects through applicable entitlement and approval processes, including planning and zoning, utilities, transportation, stormwater, building and fire departments.
- Coordinate with tenant representatives regarding project feasibility, design, permitting and scheduling.
- Develop and maintain detailed project schedules incorporating critical milestones associated with purchase agreements, development agreements, leases, design, permitting and construction.
- Serve as the primary point of contact for external engineers, architects and other consultants, guiding projects through design, entitlement and permitting.
- Support the construction team through the general contractor bidding process, preparation of bid documents and AIA contract documentation.
- Assist with monthly project budget reconciliations and budget-to-actual reporting.
- Communicate project progress, critical milestones, risks and potential issues to internal and external stakeholders.
- Coordinate with property management and operations teams through project completion and turnover.
- Maintain accurate project documentation and records while managing multiple projects concurrently.
Qualifications- Approximately 2-5 years of relevant experience in civil engineering, land development, commercial construction or commercial real estate development.
- Experience working on commercial and/or retail real estate development projects.
- Bachelor's degree in Civil Engineering strongly preferred; formal education or training in municipal and regional planning, landscape architecture, project management, construction science, real estate development or a related field will also be considered.
- Strong understanding of civil and architectural plans, site development and commercial construction.
- Experience with site due diligence, entitlements, permitting and municipal approval processes.
- Ability to manage multiple projects simultaneously, prioritize competing responsibilities and consistently meet deadlines.
- Experience coordinating external engineers, architects and other project consultants.
- Experience developing and managing project budgets and schedules.
- Proficiency with AutoCAD or similar software for preliminary site planning is preferred, along with the ability to interpret municipal codes and assess conceptual site plans for compliance.
- Proficiency with Microsoft Word, Excel, PowerPoint, Outlook, Project and relevant project management software.
- Strong written and verbal communication skills, with the ability to communicate effectively with senior leadership, internal teams, tenants, consultants, contractors and municipalities.
- Highly organized and detail-oriented, with strong judgment, initiative and problem-solving ability.
- Able to work effectively both independently and as part of a collaborative development team in a fast-paced environment.
