NorthPoint Development seeks a Development Manager, Site Selection & Predevelopment to lead site selection, market evaluation, and entitlement for data center opportunities in our Kansas City office. You will coordinate power strategies with utilities, manage schedules and budgets, and build robust proformas for prospective sites.

Qualifications

• Bachelor's degree or equivalent in civil engineering, construction management, real estate, or related field.
• 5+ years of land entitlement, site selection, or predevelopment experience.
• Strong ability to build and interrogate financial models and proformas.

Responsibilities

• Lead site selection and market evaluation strategy for data center opportunities.
• Assess power availability, interconnection, and utility coordination.
• Develop entitlement and power strategies with authorities and utilities.
• Maintain predevelopment schedules and budgets against timelines.
• Prepare detailed proformas for land and predevelopment costs.
• Represent the company in public hearings and governmental meetings.
• Evaluate end-user requirements and maintain flexibility for unknown needs.
