Job summary

NorthPoint Development is seeking a Development Manager, Site Selection & Predevelopment to lead site evaluation and entitlement efforts for data center projects in the Kansas City area. This in-person role requires coordinating power, fiber, and infrastructure considerations with utilities and public authorities.

You’ll develop repeatable evaluation frameworks, build proformas, manage schedules, and present to planning bodies.

Qualifications

• Bachelor's degree or equivalent in Civil Engineering, Construction Management, Real Estate, or related field.
• 5+ years in land entitlement, site selection, or predevelopment, data center/industrial experience preferred.
• Knowledge of power/utility infrastructure and interconnection processes preferred.
• Understanding of land entitlement: zoning, subdivision, due diligence, coordination.
• Comfort with building and evaluating financial models and proformas.
• Strong project management and ability to manage multiple sites/markets.

Responsibilities

• Lead site selection and market evaluation strategy for data center power, fiber, and infrastructure needs.
• Evaluate sites for feasibility via test fits, title/survey review, environmental reports, geotechnical studies, and constraints.
• Assess power availability and coordinate with utilities and interconnection timelines.
• Develop repeatable site evaluation frameworks and scoring criteria.
• Develop entitlement strategy including zoning and permitting pathways.
• Coordinate power strategy with utilities and consultants to understand capacity and timelines.
• Represent company in public hearings before planning commissions and city councils.
• Maintain predevelopment schedules and budgets with milestones.
• Build detailed proformas including land costs and budgets.
• Maintain flexibility planning to accommodate end-user requirements and optionality.
