Job summary

BangorHousing is seeking a Development Analyst to provide financial analysis for housing projects using various funding sources including Federal, State, local loans, subsidies and grants. This is a full-time salaried position with primary remote work and occasional onsite visits in Bangor, ME.

The role supports feasibility assessments, regulatory compliance, risk mitigation, land acquisition, due diligence, and lender/investor communications, collaborating with the Development Director and team.

Qualifications

  • Bachelor’s degree in relevant field and two years' related experience (real estate development, lending, financial analysis, budgeting, or accounting).
  • Must complete Rental Housing Development Finance Professional Certification Program™ within two years at BangorHousing's expense.

Responsibilities

  • Assist Development Director and BangorHousing management in all aspects of the development of real estate assets.
  • Assist with assessment of project feasibility, compliance with state and federal regulations, and mitigation of risk for projects, operating budgets, rent structure, and income.
  • Assist in land acquisition, working with legal counsel on purchase contracts and title, gathering due diligence materials, and tracking contract timelines.
  • Assist with the tracking of project timelines and schedules.
  • Compile and organize information for applications to lenders and investors.
  • Organize and disseminate technical information about physical design, environmental concerns, and accessibility requirements.
  • Order, review, and analyze third party reports such as market studies, appraisals, Phase I ESAs, and capital needs assessments as needed.
  • Assist in financial closings with lenders and investors by gathering, reviewing, and creating necessary due diligence items.
  • Perform other duties as assigned.

Job description

BangorHousing is seeking a Development Analyst to provide financial analysis for housing projects using various funding sources including Federal, State, local loans, subsidies and grants. This is an exciting opportunity for a motivated person to be part of a strong team, gain knowledge, and learn new skills to grow a career in real estate development.

This will be a full-time (37.5 hour), salaried, primary remote position with occasional meetings and onsite visits required.

Essential Functions:
  • Assist Development Director and BangorHousing management in all aspects of the development of real estate assets.
  • Assist with assessment of project feasibility, compliance with state and federal regulations as well as mitigation of risk for projects, operating budgets, rent structure, and income.
  • Assist in land acquisition, working with legal counsel on purchase contracts and title, gathering due diligence materials, and tracking contract timelines.
  • Assist with the tracking of project timelines and schedules.
  • Compile and organize information for applications to lenders and investors.
  • Organize and disseminate technical information about physical design, environmental concerns, and accessibility requirements.

Required Skills/Abilities:
  • Strong project management, time management, and organizational skills.
  • Strong technology skills and familiarity with Microsoft Office suite including Excel, One Drive and Teams.
  • Strong financial analysis skills.
  • Ability to establish and maintain good working relationships with coworkers and business partners.
  • Excellent communication skills including the ability to communicate effectively and provide presentations.
  • Ability to take initiative, work independently, and use creativity and analytical skills to resolve complex issues among multiple parties.
  • Knowledge of or willingness to learn about tax credits (specifically the Low-Income Housing Tax Credit (LIHTC) program) and HUD (HTF, HOME) and Federal Home Loan Bank (AHP) housing programs preferred.
Education and Experience:
  • Bachelor’s degree in relevant field and two years' experience in related field such as real estate development, lending, financial analysis, budgeting, or accounting preferred.
  • Must have previously completed, or be willing to complete within two years (at BangorHousing's expense), the Rental Housing Development Finance Professional Certification Program™ with the National Development Council

We accomplish this by operating a combination of 846 affordable and market rate apartments in 11 developments throughout Bangor and by administering the Housing Choice Voucher program in Bangor, Hermon, Glenburn, Hampden, and Veazie.
