Job summary

CareerPoint Staffing is seeking a Design Management Lead – Construction Administration (DML-CA) for a NYC Government Agency Design-Build program to deliver four high-rise buildings across four boroughs, focusing on The Bronx. You will guide design development, coordinate with consultants and the Design-Builder, and report progress to the client.

The role requires 15+ years in design and construction administration, strong leadership, and excellent client-facing communication.

Qualifications

  • Bachelor’s degree in architecture or a relevant field; professional license desirable.
  • 15+ years of experience reviewing contract documents, inspecting sites, and reporting results.
  • Experience with NYC agencies, high-rise/public projects, and Design-Build.

Responsibilities

  • Confirm designs and systems meet project requirements, including RFIs and submittals.
  • Support delivery of work packages within scope, quality, schedule, and cost.
  • Conduct inspection readiness pre-walks for DOB/FDNY/AHJ milestones and tests.
  • Coordinate SME site visits around critical scopes and track closeout.
  • Evaluate progress against scope and implement corrective actions.
  • Review design documentation for client scope, standards, schedule and budget.
  • Document processes, maintain records and quality controls.
  • Review submittals and RFIs per project requirements.
  • Review shop drawings and material samples for conformance.
  • Review change orders and provide recommendations.
  • Facilitate issue resolution with design-builder and project constituents.
  • Conduct regular inspections and provide reports; document field observations with photos.

Job description

This is for the design management lead for construction administration for a project within the NYC Government Agency Design-Build program to construct four new multibillion-dollar buildings across four boroughs. This design management lead for construction administration role is specific to The Bronx borough.

Responsibilities:

The Design Management Lead – Construction Administration (DML-CA) will be responsible for confirming the delivery of the building design by the selected Design-Build team during construction, on one of the new buildings. They will manage and instruct the selected Design-Build team in collaboration with internal and external design and technical consultants and will report project progress to NYC Government Agency.

The DML-CA must be experienced in project design and planning, construction administration, collaboration and coordination with project teams, and deliver results within deadlines and budgets. They will partner with the Design Management Lead who is responsible for oversight of team members, setting deadlines, designating assignments, and monitoring every stage of project progress. The DML-CA must be skilled in tracking progress, summarizing results, and communicating with construction teams and with management, clients and other constituents.

The DML-CA position is full-time. Before the site office is open, the DML-CA will work in the Program Management Office in Mid-Town Manhattan 4 days per week and in the Design-Builder’s Lower Manhattan project office 1 day per week. Once the site project office is open in the Bronx, the DML-CA will work in the Program Management Office in Mid-Town Manhattan one day a week and the remainder of the time at the project office in the Bronx.

Responsibilities include:

  • Confirm that designs and systems are designed and constructed in compliance with defined project requirements and goals, including RFI’s and submittals.
  • Support the delivery of the work packages to the required scope, quality, schedule, and cost.
  • Conduct inspection readiness pre-walks for DOB/FDNY/AHJ milestones and key testing events; confirm prerequisites and documentation are complete.
  • Coordinate and schedule subject matter expert (SME) site visits on an as-needed basis around BOD-critical scopes, including envelope/waterproofing, firestopping, MEP sequences of operation, detention/security interfaces, acoustics, vibration, and life-safety integration; consolidate findings and track closeout.
  • Evaluate the design-builder’s progress against scope, quality, schedule cost and implement corrective action as needed.
  • Confirm that the design documentation covers the scope of work required by the Client and is produced to agreed standards, schedule and budget. Plan for effective project implementation, identifying key issues and effectively contribute to the project’s technical planning process.
  • Confirm that the processes and activities being managed are appropriately documented with appropriate records maintained and quality controls applied.
  • Review and coordinate responses to submittals and RFIs in conformance with the project requirements.
  • Review and confirm that shop drawings are in conformance with the design packages and project requirements.
  • Review and confirm that material samples and mock-ups, are in conformance with the design packages and project requirements.
  • Review change order requests; coordinate subject matter expert input and provide consolidated professional recommendations.
  • Facilitate resolution of construction issues with the design-builder and other project constituents.
  • Conduct regular inspections of the work in conformance with the project requirements and provide reports to all required team members and constituents.
  • Issue clear field observations with photo documentation, location references, and drawing/spec citations; track actions to closure with verified evidence.

Qualifications:

  • Bachelor’s degree in architecture or a relevant field of study Professional Architectural License is desirable.
  • Previous experience working with New York City agencies preferred.
  • Previous experience with high-rise construction and/or major public projects.
  • Previous experience with Design-Build.
  • Strong verbal and written skills in a client-facing capacity.
  • 15+ years of relevant experience, reviewing and interpreting contract documents, performing field inspections/spot checks, documenting conditions, and reporting results.
  • Strong leadership, and project management skills, including managing a team and driving project results.
  • A demonstrated commitment to continuous focused learning and skill development, including emerging technologies and tools.
  • Ability to maintain discretion and confidentiality.
