Job summary

Jobtailor in New York, NY is seeking an on-site maintenance engineer to support building systems across multiple properties. You will perform preventive and routine maintenance on mechanical, electrical, and auxiliary systems while following safety protocols and SOPs.

The role includes learning building control and UPS systems, performing repairs, and assisting in emergency procedures. Evening third shift from 11PM to 7AM with Sunday–Saturday rotation is required.

Qualifications

High school diploma or GED required.
4+ years in building maintenance.
Trade school degree in HVAC or related trade; union training acceptable.
Must have Universal CFC certification or obtain within 90 days.
Union member or willing to join the Local Union.

Responsibilities

Assist with hands-on maintenance of building systems for safe, efficient operation of assigned properties.
Perform minor repairs and assist with operation, monitoring, and preventive maintenance of building systems.
Install, maintain, repair, and operate mechanical, electrical, and power generation equipment and systems.
Operate systems safely and efficiently following regulations and SOPs.
Learn building control, electrical, and UPS systems using manuals and documentation.
Perform preventive maintenance, equipment rounds, and service requests.
Assist with developing and improving preventative maintenance programs and SOPs.
Inspect and repair pumps, fans, valves, and motors.
Perform inspections and interpret blueprints and job standards.
Maintain time and production records and customer service requests.
Perform maintenance to Mechanical, Plumbing, Structural, Fire, Life Safety, and Control systems.

Job description

Assist with hands-on maintenance of building systems for safe, efficient, and proper operation of assigned properties
Perform minor repairs and assist with operation, monitoring, and preventive maintenance of building systems
Install, maintain, repair, and operate mechanical, electrical, and power generation equipment and systems supporting the critical environment
Operate systems safely and efficiently in accordance with government regulations, company policies, and standard operating procedures
Learn building control, electrical, and UPS systems using on-the-job training, operations manuals, and documentation
Perform predictive, planned, preventative, and routine maintenance, equipment rounds, and service requests
Assist with developing and improving preventative maintenance programs, schedules, work instructions, SOPs, and operational procedures
Inspect and repair pumps, fans, valves, and motors
Perform visual and operational inspections and interpret specifications, blueprints, and job standards
Analyze and resolve work problems and achieve work goals
Maintain time and production records and customer service requests
Perform maintenance and repairs to Mechanical, Plumbing, Structural, Furniture, Fire, Life Safety, and Control systems
Monitor and maintain refrigeration, water cooling, air conditioning, boilers, heating, ventilating, hot water equipment, pumps, valves, piping, filters, and other mechanical and electrical equipment
Complete tenant service requests accurately and expediently
Comply with building policies and procedures, including safe storage, usage, and disposal of hazardous materials
Periodically act as the on-call engineer as requested by the supervisor
Participate in emergency response procedures and technical and safety training programs
Perform all work using proper safety equipment and in a safe manner
Work evening third shift, 11PM–7AM, with the specified Sunday–Saturday shift schedule

Requirements

A high school diploma or GED is required
Minimum four (4) years of relevant experience in the building maintenance industry
Accredited trade school degree in HVAC, electronic, or other industry related trade; union training and certification is also acceptable
Must have Universal CFC certification or obtain it within 90 days of employment
Must be a Member in Good Standing with the Local Union holding the Collective Bargaining Agreement for the site, or be willing to become a member upon acceptance by the Union
Knowledge of safe and proper use of ladders, lifts, basic hand tools, voltmeter, manual drain auger, plumber's helper, safety goggles, ear protection, and fire extinguisher
Ability to read and interpret safety rules, operating and maintenance instructions, procedure manuals, blueprints, specifications, and job standards
Ability to write routine reports and correspondence, follow detailed procedures, forms, and data logging
Ability to use desktop PC, cellular phone, tablet/iPad, copier/scanner, and other electronic tools
Ability to use Microsoft Office products, especially Word, Outlook, and Excel, and CMMS systems
Ability to calculate load balancing, proportions, percentages, area, circumference, and volume
Ability to apply basic algebra and geometry
Ability to solve practical problems and interpret written, oral, diagram, or schedule instructions
Ability to stand, walk, reach, climb or balance, and stoop, kneel, crouch, or crawl
Ability to lift/move up to 10 pounds regularly, 25 pounds frequently, and 50 pounds occasionally
Candidates must be authorized to work in the United States without sponsorship
