Job summary

LightEdge Solutions is seeking an Investments Associate to lead site acquisition reviews and the financial underwriting for new and expanded IT capacity. You will manage models, prepare memo materials for senior management and the Board, and build a pipeline with brokers across multiple markets.

Qualifications

• Bachelor's degree in Finance, Accounting, or equivalent.
• 5+ years in real estate or infrastructure investments or related fields.
• Advanced financial modeling including IRR/ROI analysis.
• Experience underwriting development or capital projects; data center/real assets preferred.
• Ability to analyze and interpret property-level information.
• Strong written and verbal communication for executive materials.
• Proficiency with Excel and PowerPoint.
• Ability to manage deadlines in a fast-paced environment.

Responsibilities

• Lead the review of site acquisitions and development projects.
• Coordinate with internal stakeholders and third parties for acquisitions.
• Lead financial modeling and underwriting for land and asset acquisitions and expansions.
• Build and maintain project-level and consolidated return models with IRR/NPV analysis.
• Review budgets from initial underwriting to completion and forecast-to-complete.
• Create investment memos for board approval including market analyses.
• Build relationships with brokers to source opportunities.
• Support monthly/quarterly board reporting on pipeline and performance.
• Coordinate due diligence with engineering, facilities, sales, legal and consultants.
• Evaluate power availability, entitlements, costs and incentives for site selection.
• Research and report on data center market supply and comparable transactions.
