Job summary

Cedar Investment Group is seeking an Assistant Project Manager to support planning, coordination, and delivery of data center development and construction projects in the Lancaster, PA area. Qualifications

  • Bachelor's degree or equivalent in CM/Engineering/Architecture/Real Estate Development or related field.
  • 2–4 years in construction/project management, with multiple stakeholders.
  • Experience with schedules, budgets, contracts, change orders, RFIs, submittals, and construction documentation.
  • Excellent written and verbal communication and organizational skills.
  • Proficiency with Microsoft Office (Excel, PowerPoint, Word, Outlook).

Position Summary

The Assistant Project Manager supports the planning, coordination, execution, and delivery of complex data center development and construction projects. Working closely with Project Managers and senior project leadership, this role is responsible for managing defined project workstreams, coordinating consultants and contractors, monitoring schedules and budgets, reviewing project documentation, identifying risks, and helping drive projects from development through construction and turnover.

The Assistant Project Manager is expected to exercise sound judgment in managing assigned project responsibilities, evaluating project information, identifying issues that may affect cost, schedule, quality, or execution, and recommending appropriate solutions to project leadership. This role serves as an important coordination point between internal development teams, design professionals, contractors, vendors, customers, and other project stakeholders.

Key Responsibilities

Project Planning & Execution

  • Manage assigned project workstreams and deliverables from planning through construction, commissioning, and project closeout.
  • Support the Project Manager in developing and executing project plans, schedules, budgets, and key milestones.
  • Coordinate day-to-day project activities across internal teams, design consultants, contractors, vendors, and other project stakeholders.
  • Evaluate project priorities and independently manage assigned responsibilities within established project objectives.
  • Identify potential project issues, constraints, and dependencies and recommend actions to maintain project progress.
  • Track commitments and ensure assigned deliverables are completed accurately and on schedule.
  • Participate in project planning, design, construction, and coordination meetings.

Schedule & Milestone Management

  • Monitor project schedules, critical milestones, dependencies, and contractor progress.
  • Evaluate schedule impacts resulting from design changes, procurement issues, construction conditions, or other project events.
  • Identify potential delays and coordinate with project stakeholders to develop mitigation strategies.
  • Maintain project milestone trackers, action logs, and other project controls.
  • Provide regular schedule and progress updates to the Project Manager and project leadership.
  • Coordinate follow-up with internal and external stakeholders to maintain accountability for project commitments.

Budget & Cost Management

  • Support development and management of project budgets, forecasts, commitments, and cost reports.
  • Review invoices, purchase orders, proposals, change orders, and other project cost documentation for accuracy and alignment with project scope.
  • Monitor project expenditures and identify potential budget variances or cost risks.
  • Assist in evaluating contractor and vendor proposals and provide recommendations to project leadership.
  • Maintain accurate project cost documentation and support monthly financial reporting and forecasting.
  • Coordinate with Finance, Accounting, Procurement, and project leadership on project financial matters.

Design & Construction Coordination

  • Coordinate design activities with architects, engineers, consultants, contractors, and internal stakeholders.
  • Review drawings, specifications, submittals, RFIs, and other project documents to identify coordination issues, scope gaps, or potential project impacts.
  • Track design decisions and ensure required information is communicated to appropriate project stakeholders.
  • Support design reviews, constructability reviews, and value engineering activities.
  • Monitor construction progress and evaluate whether work is progressing in accordance with project requirements, schedule, and quality expectations.
  • Coordinate resolution of design and construction issues with the appropriate technical and project resources.
  • Coordinate activities with general contractors, subcontractors, consultants, equipment vendors, and other project partners.
  • Monitor contractor and vendor performance against established scope, schedule, cost, and quality expectations.
  • Participate in contractor and vendor meetings and document decisions, commitments, and required follow-up.
  • Review proposals, change requests, and supporting documentation and provide recommendations to the Project Manager.
  • Escalate significant performance, cost, schedule, or quality concerns while providing relevant analysis and recommended next steps.
  • Support procurement and delivery coordination for owner-furnished and long-lead equipment.

Project Controls & Documentation

  • Maintain accurate and current project records, including contracts, drawings, meeting minutes, RFIs, submittals, change documentation, schedules, budgets, and decision logs.
  • Prepare project status reports, dashboards, meeting materials, and executive updates.
  • Track action items, project decisions, risks, and outstanding issues through resolution.
  • Ensure project documentation is organized and maintained in accordance with company standards.
  • Support contract administration, project closeout, and turnover documentation.
  • Proactively identify project risks related to cost, schedule, scope, quality, procurement, or execution.
  • Evaluate project information and recommend solutions or mitigation strategies to project leadership.
  • Coordinate resolution of assigned project issues across multiple stakeholders.
  • Escalate significant risks appropriately while providing clear analysis of potential impacts and recommended actions.
  • Maintain project risk and issue logs and monitor corrective actions through completion.

Meetings & Stakeholder Coordination

  • Participate in and, when assigned, lead project coordination meetings.
  • Prepare agendas, meeting materials, minutes, decisions, and action items.
  • Follow up with stakeholders to ensure commitments and deliverables remain on track.
  • Communicate professionally with customers, consultants, contractors, vendors, and internal leadership.
  • Develop strong working relationships across project teams and serve as a reliable point of coordination for assigned project matters.

Safety, Quality & Operational Excellence

  • Support Cedar's expectations for safe, high-quality project execution.
  • Participate in project site walks, quality reviews, and construction progress assessments.
  • Identify and communicate observed project risks, quality concerns, or coordination issues to appropriate project leadership.
  • Support commissioning, turnover, punch-list, and project closeout activities.
  • Identify opportunities to improve project management processes, documentation, coordination, and execution.

Required Experience

  • Bachelor's degree in Construction Management, Engineering, Architecture, Real Estate Development, or a related discipline, or equivalent relevant professional experience.
  • 2–4 years of experience in construction management, project management, engineering, development, or a related field.
  • Experience supporting or managing construction or development projects with multiple internal and external stakeholders.
  • Working knowledge of project schedules, budgets, contracts, change orders, RFIs, submittals, and construction documentation.
  • Demonstrated ability to analyze project information, identify issues, and recommend appropriate solutions.
  • Strong organizational and project management skills with the ability to manage multiple priorities and deadlines.
  • Strong written and verbal communication skills.
  • Proficiency with Microsoft Office, including Excel, PowerPoint, Word, and Outlook.

Preferred Qualifications

  • Experience with data centers, mission-critical facilities, large-scale commercial construction, industrial development, or complex infrastructure projects.
  • Experience working for a developer, owner's representative, general contractor, engineering firm, or construction management organization.
  • Familiarity with project management and construction technology platforms such as Procore, Autodesk Construction Cloud, Bluebeam, Smartsheet, or similar systems.
  • Understanding of data center mechanical and electrical infrastructure is a plus.
  • Experience with project cost management and financial reporting.
