G&E Real Estate Management Services Inc. is seeking a skilled Critical Facilities Technician – Mechanical/HVAC for our North West San Francisco Facilities Operations team.

Qualifications

• High School Diploma or GED; associate degree or trade cert preferred.
• 3–5+ years operating mechanical systems in critical environments (data center, hospital, financial hub).
• EPA Refrigerant Certification (Universal or CFC) preferred.
• Stationary Engineer or HVAC license highly desirable.
• Proficiency with Building Automation Systems (BMS) and CMMS software.
• Ability to read and interpret complex mechanical drawings and electrical schematics.
• Willingness to work rotating shifts, including nights, weekends, and holidays.

Responsibilities

• Monitor and operate the Building Automation System (BMS) to verify parameters, manage alarms, and execute manual overrides or backup systems as needed.
• Perform scheduled preventive maintenance (filters, belts, lubrication, inspections) using the CMMS work‑order system.
• Lead emergency response during power outages, equipment faults, or utility anomalies and conduct root‑cause analysis with corrective actions.
• Develop, review, and execute Methods of Procedure (MOPs), Standard Operating Procedures (SOPs), and Emergency Operating Procedures (EOPs).
• Enforce safety standards, including Arc Flash, Lockout/Tagout (LOTO), NFPA70E, and local code compliance.
• Coordinate with vendors and contractors for specialized repairs, ensuring proper approvals and detailed documentation.
• Monitor electrical load distribution, system redundancy (N+1, 2N) and capacity planning to prevent overloads.
• Troubleshoot and adjust mechanical equipment such as AHUs, RTUs, FCUs, VAVs, chillers, cooling towers, pumps, motors, sensors, and controllers.
• Assist with system upgrades, installations, integration projects, and commissioning of new mechanical equipment.
• Maintain organized controls documentation, drawings, programming files, and equipment records.
