Job Description

The Cost Segregation Engineer will be responsible for performing fixed asset analyses, identifying assets that are eligible for accelerated depreciation. They will review site surveys and blueprints, as well as all appropriate historical records and construction cost documents and prepare a full-scope cost segregation report.

The ideal candidate is detail-oriented and possesses strong interpersonal skills. The position will involve approximately 30% travel.

Responsibilities
  • Works with clients to procure data related to acquisition or construction and to ensure client satisfaction.
  • Analyzes construction cost ledgers, contractor payment applications, and other cost documentation and reconciles to accounting records.
  • Performs takeoffs utilizing blueprints and perform physical site inspections.
  • Estimates unit costs utilizing costing sources such as RS Means and Marshall Valuation Service.
  • Determines the appropriate tax life for each component of a building in accordance with IRS Regulations.
  • Writes reports and prepares schedules that support findings from analysis.
  • Analyzes property data and real estate income and expense statements.
  • Understanding of real estate appraisal valuation methodology and concepts.
  • Communicate and resolve questions with clients.
Required Skills/Abilities
  • Excellent interpersonal skills.
  • Demonstrated ability to accurately take off quantities, estimate the cost of construction, and sequence and schedule the construction for commercial buildings preferred.
  • Proficient in all Microsoft Office products (Excel, Word, etc.).
  • Experience with RS Means Cost Estimator preferred.
  • Excellent oral and written communication skills.
Education and Experience
  • Bachelor’s degree in architecture engineering, civil engineering, construction management, or construction science.
  • Understanding of construction design and processes. Proficiency in reading, interpreting, and explaining engineering and architectural drawings is essential
Physical Requirements
  • Prolonged periods sitting at a desk and working on a computer.
  • Must be able to lift up to 15 pounds at a time.
