Job summary

Withum is seeking a Cost Segregation Associate to join our Forensic & Valuation Services team. This in-office hybrid role allows three days per week on-site across multiple U.S. locations, including Tysons Corner, VA.

You will collaborate with tax professionals, engineers, and real estate specialists to deliver engineering-based cost segregation analyses. Ideal candidates hold a relevant Bachelor's degree and 1–3 years of related experience, with CPA/EA/CCSP pursuit as a plus.

Qualifications

• Bachelor's degree in Accounting, Finance, Engineering, Construction Management, Architecture, Real Estate, or related field.
• 1–3 years of experience in public accounting, taxation, engineering consulting, construction, valuation, real estate, or related field.
• Pursuit of CPA, EA, CCSP, or other relevant certification is a plus.
• Strong interest in real estate, tax consulting, and fixed asset analysis.
• Basic understanding of depreciation concepts and tax principles.

Responsibilities

• Assist in cost segregation studies for various property types.
• Review cost documentation, depreciation schedules, invoices, and asset records.
• Analyze building components under tax guidance and depreciation rules.
• Document site visits, building systems, and land improvements.
• Prepare workpapers, calculations, and schedules for reports.
• Research federal tax regulations and depreciation methodologies.
• Support senior team members with data gathering and reporting.
