Job summary

Withum is seeking a Cost Segregation Associate to join our Forensic & Valuation Services team. The role can be based in multiple U.S. office locations and requires a hybrid schedule with three in-office days per week, not remote.

You will work with tax professionals, engineers, and real estate specialists to deliver cost segregation analyses across diverse property types, developing expertise in engineering-based allocation techniques.

Qualifications

• Bachelor's degree in Accounting, Finance, Engineering, Construction Management, Architecture, Real Estate, or related field.
• 1-3 years of experience in public accounting, taxation, engineering consulting, construction, valuation, real estate, or related field.
• Pursuit of CPA, EA, CCSP, or other relevant professional certification is a plus.
• Strong interest in real estate, tax consulting, and fixed asset analysis.
• Proficiency in Microsoft Excel and Microsoft Office Suite.

Responsibilities

• Assisting in the preparation of cost segregation studies for newly acquired, constructed, renovated, and existing real estate properties.
• Reviewing construction cost documentation, depreciation schedules, invoices, fixed asset records, and other supporting documentation.
• Analyzing building components and asset classifications under applicable tax guidance and depreciation rules.
• Assisting with property site visits and documenting building systems, land improvements, and specialized assets.
• Preparing workpapers, calculations, and supporting schedules for cost segregation reports.
• Researching federal tax regulations, depreciation methodologies, and fixed asset guidance.
• Supporting senior team members with data gathering, project execution, and report preparation.
• Coordinating with clients to obtain information necessary to complete engagements.
