Job summary

PrideNow is seeking an experienced cost-oriented professional to support design-phase budgets and controls for light industrial projects. You will prepare cost estimates, lead cost-saving analyses, and track variances using earned value management.

This role collaborates with procurement and field teams to ensure financial integrity throughout design and construction. The ideal candidate has an Associates Degree and hands-on experience with QTO, BIM-based takoffs, and accurate CBS development,

Qualifications

• Accurate cost estimates and budget baselines for design phases.
• Experience with quantity takeoffs from drawings and BIM.
• Knowledge of earned value management (EVM) and cash flow forecasting.
• Ability to review pay apps and change orders for compliance.
• Associates Degree is required.

Responsibilities

• Prepare conceptual, schematic and detailed design-phase cost estimates and CBS.
• Perform comprehensive material takeoffs (QTO) from drawings and BIM models.
• Lead VE analyses to identify cost-saving alternatives.
• Monitor expenditures and use EVM to calculate VAC and EAC.
• Develop and update monthly cash flow projections and draw schedules.
• Audit, negotiate, and validate subcontractor change order requests.
• Assist procurement with scope packages and bid evaluations; assess financial risk.
• Review monthly payment applications (G702/G703) and lien waivers; authorize disbursements.
• Perform final financial reconciliations, settle contingencies, and audit subcontractor accounts.

Job description

Budget Development: Prepare conceptual, schematic, and detailed design-phase cost estimates, establishing accurate baseline budgets and cost breakdown structures (CBS).

Quantity Takeoffs: Perform comprehensive material takeoffs (QTO) using architectural and engineering drawings, technical specifications, and BIM models.

Value Engineering (VE): Lead VE analyses during design phases to identify cost-saving alternatives without compromising structural integrity or design intent.

Budget Tracking & Earned Value: Monitor ongoing expenditures, committed costs, and work-in-place using Earned Value Management (EVM) to calculate Variance at Completion (VAC) and Estimate at Completion (EAC).

Cash Flow Forecasting: Develop and update monthly cash flow projections and draw schedules to manage project liquidity and owner billing cycles.

Change Order Management: Audit, negotiate, and validate subcontractor change order requests, evaluating pricing against market rates and contract allowances.

Contract Review: Assist procurement teams in drafting scope packages, evaluating trade contractor bids, and performing financial risk assessments on major vendors.

Pay Application Verification: Review monthly payment applications (G702/G703) and lien waivers against verified field progress before authorizing disbursements.

Project Closeout: Perform final financial reconciliations, settle contingency funds, and audit final subcontractor accounts.
