You’ll be responsible for overseeing everything from keeping our grounds looking beautiful to handling ongoing preventative maintenance, troubleshooting issues, and assisting with resident room concerns at all 10 of our locations in Pennsylvania and one in Maryland. You’ll work independently most of the time, coordinate with approved vendors when needed, and be available on call for those unexpected moments. Corporate Maintenance Director Responsibilities:
- Preventive Maintenance:
- Manage and participate in company-wide preventive maintenance schedules.
- Coordinate work with department directors and approved vendors.
- Maintain systems including:
- Lighting, electrical circuits, and ballasts
- HVAC units, heat pumps, and refrigeration
- Boilers, water heaters, and plumbing
- Kitchen and laundry equipment
- Resident Maintenance Services:
- Provide in-unit repair support with professionalism and care.
- Address small repairs such as plumbing leaks, light fixtures, and PTAC units.
- Respect and protect resident confidentiality and rights at all times.
- Facilities & Grounds:
- Oversee general upkeep of the physical plant and surrounding grounds.
- Replace lighting, clean and maintain equipment, and assist with snow removal as needed.
- Ensure safety and cleanliness throughout the campuses.
- Troubleshooting & Emergency Repairs:
- Diagnose and resolve issues with facility equipment and systems.
- Determine when to escalate issues to outside vendors for large-scale repairs (e.g., fire systems, water mains, central HVAC).
- Remain on-call for emergency situations that impact resident or staff safety.
- Administrative & Leadership Duties:
- Track inventory and supplies; ensure adequate stock for ongoing operations.
- Record use of warehouse items and support department budget goals.
- Coordinate with vendors and fill in during absence of other maintenance staff.
Corporate Maintenance Director Qualifications:
- Experience: At least 3-5 years proven experience in building maintenance, ideally in a healthcare or residential setting.
- Educational Requirements: Minimum of a high school diploma or equivalent
- Trade School, Technical Certification or Bachelor’s degree in Facilities Management (or similar field) is preferred, but not required.
- Working knowledge of:
- Plumbing - including but not limited to design and mechanics of commodes, plumbing fixtures, drains, discharge lines, hot water heaters, dishwashers, ice machines, etc.
- HVAC - including but not limited to general principles of HVAC and heat pump operation and mechanics, refrigeration.
- Electricity - including but not limited to wiring, voltage, amperage.
- Mechanics - including but not limited to design and operation of engines.
- Comfortable working in a pet-friendly environment.
- Strong communication, organizational, and problem-solving skills.
- Willingness to work flexible hours and respond to after-hours emergencies.
- Ability to perform the physical tasks required in this type of role.
