Boutique Real Estate Investment Manager in NYC is seeking a Controller to join the Finance & Accounting team. This role offers high visibility with direct exposure to the CFO, Founders, Investor Relations, and Deal Team.

The successful candidate will own fund accounting, financial reporting, investor reporting, tax, and complex investment structures while partnering with senior leadership on strategic initiatives and special projects.

Qualifications

• Experience with real estate funds and complex investment structures.
• Strong foundation in fund accounting, financial reporting, and investor reporting.
• Experience with tax processes and ILPA reporting is a plus.

Responsabilités

• Lead quarterly and annual close processes.
• Oversee complex fund and investment structures, including JVs and property-level entities.
• Oversee LP capital accounts, capital activity, allocations, and distributions.
• Review waterfall calculations, including projected vs. actual waterfalls and GP/LP economics.
• Manage tax processes with external advisors.
• Oversee ILPA reporting, templates, and investor deliverables.
• Collaborate with Investor Relations on DDQs, RFPs, and institutional requests.
• Provide input on investment structures and financial implications to the Deal Team.
• Manage relationships with fund administrators, auditors, tax advisors, and consultants.
• Partner with CFO and Founders on financial reporting and strategic initiatives.

Boutique Real Estate Investment Manager is looking to add a Controller to its growing Finance & Accounting team.

This is a highly visible opportunity with direct exposure to the CFO, Founders, Investor Relations, and Deal Team, offering significantly broader exposure than a traditional fund accounting or corporate accounting role.

The firm is seeking a candidate from another real estate investment manager. The successful candidate will have ownership across fund accounting, financial reporting, investor reporting, tax, and complex investment structures while serving as a key finance partner to senior leadership.

Key Responsibilities

• Lead and oversee quarterly and annual close processes
• Provide senior-level oversight of complex fund and investment structures, including JVs, property-level entities, and other investment vehicles.
• Oversee LP capital accounts, capital activity, allocations, and distributions.
• Review and oversee waterfall calculations, including projected and actual waterfalls and GP/LP economics.
• Manage and oversee tax processes, working closely with external tax advisors.
• Review and oversee ILPA reporting, consultant templates, and institutional investor deliverables.
• Partner closely with Investor Relations on DDQs, RFPs, and institutional investor requests
• Serve as a senior finance partner to the Deal Team, providing input on investment structures, transactions, and financial implications.
• Manage relationships with third-party fund administrators, auditors, tax advisors, and consultants.
• Partner directly with the CFO and Founders on financial reporting, strategic initiatives, and special projects.
