Job summary

CBRE is seeking a Senior Controller to oversee accounting for a portfolio of office properties. You will ensure GAAP compliance and interact with Asset Management, FP&A, internal and external auditors to drive accuracy and timeliness.

You will lead internal controls, quarterly financial reporting, debt covenant reporting, and supervise staff. A strong background in real estate accounting and 10+ years of experience are required.

Qualifications

  • Bachelor's degree in accounting or finance with 10+ years accounting experience.
  • Prior experience in real estate accounting and analytics.
  • Knowledge of GAAP and FASB regulations including cash, accrual, and fair value methods.

Responsibilities

  • Coordinate and review accounting for a portfolio of office properties; ensure GAAP/IFRS compliance.
  • Oversee quarterly internal controls, financial reporting and auditor requests including variance analysis and SOX packages.
  • Manage and coordinate property and joint venture audits and monthly/quarterly reporting to meet deadlines.
  • Support debt covenant reporting and lender-required reports and schedules.
  • Review and approve non-standard journal entries and variance reporting for the portfolio.

About The Role

As a CBREController, you will be responsible for the coordination and review of theaccounting for a portfolio of office properties. Additionally, this positionwill be a key resource in the review of significant accounting transactions toensure compliance with GAAP, IFRS as well as Tax requirements and will serveunder a management and oversight role in special projects as they arise. Theposition works closely with other Property Accounting and Regional leaders,business owners, Internal Audit, Company’s external auditor, and client’s FP&A,Asset Management and Corporate teams.

TheController will continuously improve policies, processes, systems and controlsas part of the CBRE’s operational excellence initiatives. This position willreport directly to the Senior Controller and additionally to the respectiveClient Leadership Team for the office property portfolio the Controlleroversees.

What You\'ll Do:
  • Develop business partner relationships with client’s Asset Management and FP&A leaders while identifying opportunities to provide services and enhance flow of communication and information with the accounting team. Ensure regular and consistent communication and touchpoints with our client to ensure service performance level expectations are satisfied and maintained.

  • Oversee the quarterly tasks related to internal controls, financial reporting and auditor requests which includes variance analysis and reviewing SOX packages.

  • Manage and coordinate the separate property and joint venture audit process as well as monthly and quarterly reporting to ensure compliance with deadlines.

  • Support debt covenant reporting, including preparation, review, and timely submission of lender-required reports and schedules.

  • Review and approve non-standard/complex journal entries prepared by the team. Review and approve periodic variance reporting for the assigned portfolio.

  • Review and approve cash analysis and check run files. Approve check and wire requests up to approved dollar amounts.

  • Ensure that service standards are met and reported accurately for the assigned portfolio. Calculate CBRE management fee for assigned portfolio

  • Provide technical advice and training on accounting systems.

  • Act as a primary contact for internal and external auditors on accounting matters.

  • Interpret current policies, practices, and plans and implement new operating procedures to improve efficiency.

  • Ensure that systems follow acceptable accounting practices and applicable regulations.

  • Apply deep knowledge of multiple disciplines, broad industry knowledge, and commercial awareness. Drive financial and functional performance within disciplines and across business.

  • Lead by example and model behaviors that are consistent with CBRE RISE values. Negotiate with senior management, customers, and external parties of divergent interests to reach an agreement of strategic importance while being guided by the business segment and the organization\'s functional strategy.

  • Provide formal supervision to employees. Monitor the training and development of staff. Conduct performance evaluations and coaching. Oversee the recruiting and hiring of new employees.

  • Balancing and allocating the workload across the portfolio and establishing and maintaining the accounting organizational strategy and annual goals.

  • Coordinate and manage the team\'s daily activities. Establish work schedules, assign tasks, and cross-train staff. Set and track staff and department deadlines. Mentor and coach as needed.

  • Conceptualize new methods, techniques, processes, and standards across job disciplines or functions.

  • Direct the resolution of highly complex or unusual business problems by applying advanced critical thinking.

  • Bachelor\'s degree in accounting or finance and 10+ years accounting experience, or equivalent combination of education and experience required.

  • Experience in the areas of staffing, selection, training, development, coaching, mentoring, measuring, appraising, and rewarding performance and retention is preferred.

  • Prior experience in real estate accounting and analytics required.

  • Requires proven knowledge of Generally Accepted Accounting Principles (GAAP) and Financial Accounting Standards Board (FASB) regulations including an understanding of financial terms and principles to include accounting methods: cash, accrual, fair value, and GAAP.

  • Knowledge of real estate terms, definitions, and real estate analytical methodology.

CBRE carefully considers multiple factors to determine compensation, including a candidate\’s education, training, and experience. The minimum salary for the Controller position is $170,000 annually and the maximum salary for the Controller position is $200,000 annually. The compensation that is offered to a successful candidate will depend on the candidate\’s skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on CBRE\’s applicable benefit program.
