Job summary

CooperDouglas, partnering with a construction company in San Pedro, seeks a Controller to own the full accounting function, financial reporting, audit management, and internal controls. Reporting to the CFO, you will lead a growing accounting team and partner with senior leadership.

Requirements include a BA in Accounting/Finance and 10+ years in construction or LIHTC, GAAP expertise, and hands-on audit leadership. Onsite commute to San Pedro is expected.

Qualifications

• Bachelor’s degree in Accounting, Finance, or related field.
• 10+ years progressive accounting experience in construction, homebuilding, general contracting, or LIHTC.
• Deep working knowledge of GAAP with demonstrated audit ownership.
• Proven leadership to hire, coach, and develop a high-performing accounting team.
• Experience designing internal controls and accounting policies across complex structures.
• Familiarity with MRI, RealPage, or ProCore is a plus.
• Ability to commute onsite daily to San Pedro.

Responsibilities

• Own the full scope of monthly, quarterly, and annual financial reporting across partnerships, joint ventures, and corporate entities.
• Lead and manage the annual audit process end-to-end, including planning, timing, deliverables, and auditor relationships.
• Design, implement, and enforce internal controls and accounting policies.
• Oversee accounts payable, revenue recognition, treasury, cash flow, payroll, and general ledger functions.
• Coordinate with third-party property accounting firms across the portfolio.
• Ensure compliance with 1099 reporting, California franchise tax, and government housing program regs.
• Manage and develop the accounting team and provide strategic guidance to senior leadership.
• Oversee systems reporting across MRI and RealPage platforms.

Job description

CooperDouglas is partnering with a construction company in San Pedro with a presence across Southern California for a Controller. This Controller position reports directly to the Chief Financial Officer and carries full ownership of the organization’s accounting function, financial reporting, audit management, and internal controls.

Key Responsibilities

• Own the full scope of monthly, quarterly, and annual financial reporting across a complex portfolio of partnerships, joint ventures, and corporate entities.
• Lead and manage the annual audit process end-to-end, including planning, timing, deliverables, and auditor relationships.
• Design, implement, and enforce internal controls and accounting policies consistent with generally accepted accounting principles.
• Oversee accounts payable, revenue recognition, treasury, cash flow, payroll, and general ledger functions across the organization.
• Coordinate with third-party property accounting firms responsible for books and records across portions of the portfolio.
• Ensure compliance with 1099 reporting, business tax filings, California franchise tax, and regulatory requirements tied to government housing programs.
• Manage and develop the accounting team, including Property Accountants, a Senior Accountant, and a Corporate Accounting Manager—setting objectives, reviewing performance, and building capability.
• Provide financial analysis, policy recommendations, and strategic guidance to senior leadership, serving as the CFO’s primary resource on all accounting matters.
• Oversee systems management and reporting across MRI and RealPage platforms.

What You’ll Bring

• Bachelor’s degree in Accounting, Finance, or a related field.
• 10+ years of progressive accounting experience, construction, homebuilding, general contracting, or LIHTC experience is required.
• Deep working knowledge of GAAP with demonstrated experience owning audits end-to-end.
• Proven people leadership with the ability to hire, coach, and develop a high-performing accounting team.
• Experience designing and implementing internal controls and accounting policies across complex organizational structures.
• Familiarity with Foundation, MRI, or ProCore Accounting systems is a big plus.
• Strong analytical skills with the ability to evaluate complex financial problems and recommend effective solutions.
• Ability to commute onsite daily to San Pedro.

Compensation & Benefits (Direct Hire)

• Base salary of approximately $210,000
