CHENEGA BASE & LOGISTICS SERVICES, LLC in Indianapolis, IN seeks a Contract Maintenance Manager to execute a comprehensive engineering base operations and sustainment maintenance program. You will monitor building systems, lead inspections, and manage SRM project requirements to ensure safety, security, and environmental standards are met.

The role requires experience in facilities operations, supervision of diverse teams, energy efficiency planning, and QA program development.

Qualifications

  • Minimum two (2) years of experience in business occupancy facilities operations and maintenance.
  • Minimum five (5) years of experience servicing and/or renovating commercial buildings, including the supervision of a diversified workforce responsible for operations, maintenance, and repair of commercial building infrastructure systems.
  • Ability to obtain a favorable National Agency Check with Inquiry (NACI), in accordance with AR 380-67
  • Possess a valid Driver’s License
  • Successfully pass background and drug screening

Responsibilities

  • Manage facility inspections and checklists.
  • Monitor physical and functional condition of building systems.
  • Plan, coordination and quality assurance requirements and specifications for service contract support of facility repairs
  • Prepare, review and submit energy efficiency and sustainable practices/recommendations.
  • Promote energy conservation and awareness.
  • Develop quality assurance program and implement.
  • Provide quality assurance inspection and oversight for maintenance and repair and document as required.
  • Review and refine tasks and requirements list and order of cost magnitude for Sustainment, Revitalization, and Maintenance (SRM) projects received from field personnel.
  • Perform site visits to facilities as necessary to gather information for SRM requirements.
  • Monitor and inspect life safety, physical security and fire prevention requirements and address deficiencies as required.
  • Review and update databases, computer programs, and physical inventories as required to maintain information current.
  • Respond to all information requests.
  • Attend Project Review Boards as requested.
  • Documentation, Checklists, and Reports
  • Recruit, qualify, manage and retain personnel for routine staffing, temporary increases in workload, new mission support, reorganization support, limited duration need, start-up/shut-down needs, and workforce fluctuations.
  • Qualify personnel with a thorough verification and validation process to ensure personnel meet contractual minimum qualification requirements.
  • Develop and maintain proactive working relationships with 88th RSC Engineering Support team members, vendors, management and other departments.
  • Monitor program labor hour execution against contractual performance criteria then analyze, recommend, and report findings to the Project Manager on a regular basis.
  • Review field maintenance team member’s timecards daily and approve at the end of each pay period.
  • Review all travel authorizations to ensure accuracy and compliance with contract requirements. Maintain record of travel authorization costs and compare to travel/ODC budget prior to approval.
  • Review reports from all field maintenance personnel and use them to compile a Monthly Progress Report to include, at a minimum, corrective maintenance funding status, summaries of preventative maintenance and unscheduled work received and completed (work orders/service orders), contractor quality control statistics, a summary of safety incidents and safety training, an equipment downtime summary, customer satisfaction statistics and any other contractor comments regarding operational improvements/betterments, work delays, or other issues affecting contractor performance and submit to Project Manager.

The Contract Maintenance Manager is responsible for the 88th Regional Support Command’s (RSC) execution and implementation of a multi-faceted, comprehensive engineering base operations and sustainment preventative and corrective maintenance program to ensure the buildings and grounds are properly monitored and maintained to meet the functional, appearance, safety, security and environmental standards.

Responsibilities
  • Manage facility inspections and checklists.

Knowledge, Skills And Abilities
  • Proficiency using personal computer and internet service, Microsoft Word, Microsoft Excel, Outlook and PowerPoint
  • Familiar with the various codes and standards applicable to operations and maintenance tasks installed equipment systems, National Fire Protection Association (NFPA), Environmental Protection Agency (EPA), and Occupational Safety & Health Administration (OSHA).
  • Ability to read, write, speak, and understand English.
Physical Demands
  • Sufficient fine motor skill for use of computers, calculator with an ability to withstand repetitive keyboarding for extended periods of time
  • Visual, auditory and communication abilities sufficient to perform the essential functions of the job
  • Ability to kneel bend and twist at the waist on an occasional basis,
  • Ability to push, pull, carry and lift objects weighing up to 20 pounds on a regular basis and more on an occasional basis
  • Ability to travel by plane and safely operate a motor vehicle
