Job Summary

Position performs and provides oversight direction and coordination for all operations and maintenance (O&M) activities at the assigned job site to ensure adherence to contractual objectives to include preventative maintenance and corrective maintenance inspections of equipment and buildings requiring practical skill and general knowledge in such trades as HVAC, plumbing, and electrical work. The position must possess a high level of attention to detail, strong work ethic, and willingness to learn and grow proficient. Position will ensure quality results to our customer, providing accurate timely reporting as required, communicating effectively to management as well as subcontractors through routine quality control checks, establishing a good rapport with facility contacts and affiliate personnel.

Supervisory Responsibilities
  • In charge of the operation, maintenance and repairs of all installed building equipment covered under the scope of contract including supervision assigned staff
  • Solicits cost proposals for various projects including performance of quality inspections following project completions done by subcontractors
  • Assist in overseeing the daily workflow
  • Assist in constructive and timely performance evaluation
Duties/Responsibilities
  • Performs daily administrative tasks to include but are not limited to, requests for quotes, building inspection reports, deficiency reports, service order forms, safety assessment forms, inspection scheduling
  • Schedule and coordinate all facility maintenance and repair processes, including the selection, hiring, and oversight of specialty trade contractors and labor
  • Create, manage, issue maintenance and repair work orders
  • Coordinate, supervise, and manage on-site trades personnel and subcontract workers
  • Analyze current processes and develop policies and procedures governing facility activities at the assigned jobsite to ensure efficiency and conformance to general standards and company directives
  • Maintain and enforce safety regulations and building code requirements according to OSHA
  • Create and maintain safety documentation for various as maintenance and repair activities as required
  • Responsible for obtaining all necessary permits and licenses and, direct or monitor compliance with building and safety codes, other regulations, and requirements
  • Quality control inspections in facility, maintenance, and repair activities
  • Responsible for assuring subcontractor results follow the requirements of the Quality Control Plan by performing routine inspection checks
  • Identify and document deficiencies throughout facility to include, electrical, lighting, plumbing, and HVAC issues throughout facilities and determine corrective action on a monthly basis
  • Required to maintain vehicle maintenance and travel logs
  • Removal of disposable material as a result of company maintenance jobs to include trash from mechanical rooms or bulbs disposal or sweeping as needed to ensure presentable appearance
  • Performs equipment data checks as needed to ensure inventory report accuracy
  • Accountability of inoperable equipment and ensuring properly identified labeled and/or tagged secured as required
Required Skills/Abilities
  • Proficient written and oral communication skills according to skill requirements
  • Possess strong computer skills, able to read, write, and comprehend written instructional documents
  • Ability to function well in a high-paced and at times stressful environment
  • Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions, and decimals
  • Ability to compute rate, ratio, and percent and to draw and interpret bar graphs
  • Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume
  • Ability to apply concepts of introductory algebra and geometry
  • Proficient Microsoft Office productivity suite
Education and Experience
  • High school diploma or equivalent
  • At least two years of related experience required
  • Trader or higher education preferred
  • 3-5 years government contracting experience preferred
  • Experience working in an outdoor or indoor building environment
Physical Requirements
  • Prolonged period of standing, bending, reaching, and working with hands
  • Prolonged periods of sitting at a desk and working on a computer
  • Occasional periods of prolonged exposure to load noises
  • Ability to lift up to 75 pounds at times
  • Ability to stand, walk, reach with arms and hands as necessary
  • Ability to hear and see to position and safety requirement levels
  • Occasional exposure to elements such as heat, cold, noise, dust, dirt, and chemicals
  • Must be able to travel for up to several weeks
Special Qualifications/Requirements
  • Must be able to successfully pass as required a federal, state, or local government's background investigation
  • Valid state driver's license
  • Up on hire, must obtain basic EM385-1 Safety Certification
