Southway Builders is actively recruiting a Construction Superintendent in North Carolina (Raleigh/Triangle/Lexington regions) to successfully oversee project planning, scheduling, budgeting, and implementation.
POSITION SCOPE:
Coordinates and manages all on-site project activities, working with the project team including Project Managers, Project Engineers, Assistant Superintendents, field personnel, and subcontractors. Successfully delivers projects following all safety protocols, with the desired level of quality, on time, and on budget. Manages Assistant Superintendents, including growth & development.
ESSENTIAL DUTIES:
- Makes informed decisions regarding the project budget to recoup and/or accelerate the overall project schedule.
- Manages expectations and processes for clients like BGE, Comcast, etc., serving as an asset to the owner.
- Proactively develops recovery schedules, as needed, with the Project Manager.
- Develops and manages relationships with city inspectors.
- Creates and manages quality control checklists, both site-specific and general.
- Manages Assistant Superintendents and Project Engineers, including participation in performance reviews and mentorship.
- Prepares and maintains subcontractor meeting minutes in the project management database and trains Assistant Superintendents on this task.
- Coordinates 3rd party inspections – trade, testing, ADA, Green, etc.
- Engages actively with the owner and design team through regular correspondence.
- Reviews and annotates submittals, shop drawings, and subcontractor tickets as defined with the Project Manager.
- Manages the punch list process.
- Performs quantity takeoffs (verification, order confirmation, etc.) as needed.
- Updates the master schedule in collaboration with the Project Manager.
- Prepares progress updates and addresses hurdles for owner meetings.
- Partners with the Project Manager on scope reviews and creation of subcontractor attachment scopes.
- Participates in team assessments and personnel reviews as requested.
- Issues notices to subcontractors regarding safety, delays, back charges, etc.
- Initiates RFIs to relevant parties.
- Prepares accident and incident reports as needed.
- Maintains a three-week look-ahead schedule aligned with the CPM schedule.
- Maintains daily project photo records, including album creation and labeling.
- Leads the zero-tolerance safety policy and manages safety inspections and violations.
- Creates trade-specific quality control checklists.
- Adheres to the company's core values of quality, dependability, and integrity.
- Performs other duties as assigned.
Requirements:
Prerequisite Knowledge, Skills, and Abilities:
- Undergraduate degree in construction management or engineering.
- Demonstrates competencies of Level 1 Superintendent or higher.
- 3+ years of Construction Superintendent experience.
- 4+ years of leadership experience.
- Experience on projects exceeding $15M.
- Proficient in various types, scales, and complexities of construction.
- Proficient in Procore, Microsoft Office Suite, including MS Project.
- Deep understanding of boilerplate subcontractor agreements, including Attachment A’s.
- Knowledge of all building and Authority Having Jurisdiction (AHJ) inspection requirements.
- Ability to lead OSHA inspections successfully.
- Advanced skills in blueprints, specifications, and contract documents.
- Ability to independently complete quality control lists and checks for all trades.
- Strong knowledge of construction means and methods.
- Ability to assess work completion percentages accurately for clients and lenders.
- Excellent oral and written communication skills.

- Ability to multi-task, pay attention to detail, and process complex information quickly.

Compensation and Benefits:
- Salary range: $90,000 - $165,000, based on experience.
