CONSTRUCTION SUPERINTENDENT – MULTIFAMILY & MIXED USE COMMERCIAL

About the Role

The Construction Superintendent provides onsite leadership and coordination for all phases of multifamily and mixed use commercial construction projects. This role oversees field operations, subcontractor management, scheduling, safety, quality control, and project execution to ensure projects are delivered on time, within budget, and to the highest standards of quality.

Key Responsibilities

• Develop and maintain master project schedules in collaboration with project management teams
• Prepare and manage detailed two week look ahead schedules
• Coordinate subcontractors, suppliers, and consultants to achieve project milestones
• Identify and proactively address scheduling conflicts and project risks
• Lead subcontractor kickoff and coordination meetings
• Manage subcontractor performance, productivity, quality, and schedule compliance
• Coordinate multiple trades across multifamily residential and mixed use commercial components
• Resolve field conflicts and coordinate solutions with project leadership
• Partner with the Safety Department to implement and maintain site specific safety plans
• Ensure compliance with OSHA regulations and company safety standards
• Conduct regular jobsite safety inspections and safety meetings
• Maintain a clean, organized, and professional jobsite environment
• Oversee all quality assurance and quality control processes
• Verify installations comply with project drawings, specifications, and approved submittals
• Inspect work in place and coordinate corrective actions as necessary
• Monitor material deliveries and installation sequencing
• Lead weekly subcontractor and owner coordination meetings
• Coordinate inspections with local authorities and third party agencies
• Maintain daily reports, site documentation, and progress updates
• Communicate project status, schedule updates, and potential risks to project stakeholders
• Train and mentor Assistant Superintendents, Field Engineers, and Laborers
• Promote a culture of accountability, teamwork, safety, and craftsmanship
• Support professional development and continuous improvement initiatives
• Participate in Superintendent meetings and training programs

Qualifications

• 7+ years of experience as a Superintendent managing multifamily and mixed use commercial construction projects
• Experience with ground up multifamily, podium construction, wrap developments, and mixed use projects strongly preferred
• Knowledge of commercial and residential building systems, structural components, and construction methods
• Strong understanding of scheduling, sequencing, and coordination of multiple trades
• Proficiency with Procore, Microsoft Project, Microsoft Teams, and Microsoft Office Suite
• Ability to read and interpret construction drawings, specifications, and project documents
• Strong communication, leadership, and problem solving skills
• Valid Driver's License and ability to travel to project sites throughout the Raleigh market
