Our client is seeking an experienced Construction Superintendent to lead the day-to-day field operations for multifamily residential development projects in Washington, DC.
The Superintendent will be responsible for managing site activities from mobilization through completion, ensuring projects are built safely, on schedule, within budget, and to the company's quality standards.
This position requires a hands-on construction leader who can effectively coordinate subcontractors, consultants, inspectors, and internal project teams while maintaining a strong focus on safety, quality, schedule, and accountability.
Key Responsibilities
Field Operations
- Manage daily construction activities and overall field operations for multifamily projects.
- Direct and coordinate subcontractors, trade partners, labor, deliveries, and site logistics.
- Establish daily and weekly work plans and ensure activities align with the project schedule.
- Maintain an organized, safe, and productive jobsite.
- Coordinate site access, material deliveries, laydown areas, temporary utilities, and other logistics.
- Identify potential construction issues early and develop practical solutions with the project team.
Schedule & Production
- Own day-to-day execution of the project schedule in coordination with the Project Manager and scheduler.
- Lead weekly subcontractor coordination and schedule meetings.
- Monitor critical path activities and identify potential delays before they impact milestones.
- Hold subcontractors accountable for manpower, productivity, sequencing, and commitments.
- Develop and maintain short-term look-ahead schedules.
Quality Control
- Maintain high standards of workmanship throughout construction.
- Review work in place for compliance with plans, specifications, approved submittals, and applicable building codes.
- Coordinate inspections and ensure deficiencies are identified, documented, and corrected promptly.
- Work closely with architects, engineers, consultants, and subcontractors to resolve RFIs and field conditions.
- Drive completion of punch-list items and preparation for turnover.
Safety & Compliance
- Promote and enforce a strong jobsite safety culture.
- Conduct and participate in daily safety meetings, toolbox talks, and site inspections.
- Ensure subcontractors comply with OSHA requirements, project safety procedures, and company policies.
- Coordinate with safety personnel to address unsafe conditions and implement corrective actions.
- Maintain compliance with applicable District of Columbia construction requirements and inspection processes.
Closeout & Turnover
- Lead field activities through substantial completion and project turnover.
- Coordinate punch-list completion, inspections, testing, commissioning, and owner turnover.
- Ensure as-built information, warranties, O&M documentation, and other closeout requirements are completed.
- Support the transition from construction to stabilized building operations.
Qualifications
- 3+ years of multifamily construction experience.
- Demonstrated experience managing ground-up multifamily, mixed-use projects.
- Strong knowledge of construction means and methods, sequencing, scheduling, and subcontractor management.
- Experience reading and interpreting architectural, structural, MEP, civil, and landscape drawings.
- Working knowledge of applicable building codes, OSHA requirements, and inspection processes.
- Strong communication, leadership, organization, and problem-solving skills.
- Ability to manage multiple priorities in a fast-paced construction environment.
- Ability to work on-site and maintain a consistent presence throughout construction.
