Job summary

Creative Management Technology, Inc. in Orlando, FL is seeking an experienced Construction Project Manager to oversee all on-site activities for multifamily projects, ensuring schedules and budgets are met.

Responsibilities

• Check compliance with plans, contracts, submittals, and scopes.
• Review subcontractor scopes and plans for conflicts.
• Maintain and update field redlines and site logs.
• Assist with project staffing and scheduling; create look-ahead schedules.
• Maintain site safety, logistics, daily site walks, and inspections.
• Review RFIs and change orders; coordinate close-out procedures.

Orlando, FL | Full-Time

Pay: $50,000 – $75,000/year, based on experience

Location: Orlando, FL — reliable commute or relocation required

Position Summary

Responsible for managing all on-site activities for construction projects, ensuring projects are completed on schedule and within budget, according to contracts and plans. Relies on extensive experience, judgment, and problem-solving abilities to plan and accomplish goals.

Plan & Contract Compliance

• Check compliance with plans, prime contracts, subcontract agreements, and submittals.
• Review all subcontractor scopes.
• Review plans for any potential conflicts.
• Ensure field trade personnel are using the latest revisions to plans.
• Maintain and update the redline set in the field office.

Scheduling & Staffing

• Assist with project staffing of workers.
• Manage field staff.
• Coordinate and update the project schedule.
• Create 2-week look-ahead schedules for distribution at trade meetings.

Safety & Site Management

• Maintain project safety.
• Create and maintain the site logistics plan.
• Walk the site daily to check progress and conditions.

Documentation & Coordination

• Maintain a daily log.
• Assist the PM in reviewing and validating subcontractor Requests for Change Orders.
• Assist the PM in reviewing RFIs.
• Attend periodic meetings.
• Serve as the initial point of contact to resolve subcontractor problems and disputes.
• Ensure inspections are called and signed off.
• Coordinate with the PM to close out all inspections and permits.
• Coordinate the project close-out procedure.

What We're Looking For

• 4+ years of field experience, predominantly in multifamily construction (condo project experience preferred).
• Familiarity with a variety of the field's concepts, practices, and procedures.
• Computer literate and proficient with email.
• Strong problem-solving ability.
• Reliable commute to Orlando, FL, or willing to relocate before starting.
