The HVAC Service Technician is responsible for performing maintenance, diagnostics, and repairs on a variety of HVAC systems, ensuring that all work is completed safely, efficiently, and to the highest standard of quality. This master job description covers all service technician levels (1–3) and serves as the foundation for the Service Technician Level Matrix, which defines scope, independence, and capabilities for each level.
B&M Mechanical is the commercial HVAC division of B&M Builders, the Sacramento-area asphalt, concrete, and civil construction firm built on safety, quality, and performing “on time, every time.” From maintenance checks to emergency repairs on heating and cooling units, our team handles all of our customers’ air-quality needs — heating, cooling, and ventilation — across the Sacramento and Northern California market.
Hourly Pay Range
$25.00 – $45.00 / hour (by level and experience)

The position is structured into three levels based on technical proficiency, independence, and leadership capability. All levels perform mechanical service work as outlined above; level distinctions define complexity, supervision required, and leadership responsibilities. Progression is governed by the Service Technician Level Matrix, not tenure alone.
Service Technician 1 (ST1) — entry-level technician learning HVAC fundamentals, safety, basic maintenance, and documentation. Works under close supervision and supports senior technicians.
Service Technician 2 (ST2) — fully competent technician who performs standard maintenance, diagnostics, and repairs independently, with reliable troubleshooting and strong documentation habits.
Service Technician 3 (ST3) — advanced technician with strong diagnostics and minimal supervision. Handles complex calls, mentors junior techs, and assists the Senior Service Technician.
