The ideal candidate has strong negotiation, analytical, organizational, and communication skills, plus experience in residential construction purchasing. English/Spanish bilingual ability and Excel/BRIX/AutoCAD proficiency are valued.

Qualifications

• Bachelor's degree preferred.
• 1–3 years of related experience or equivalent.
• Residential construction purchasing experience preferred.
• Strong negotiation, analytical, organizational, and communication skills.
• Ability to read and interpret construction plans, specifications, and scopes of work.
• Proficiency with Microsoft Excel.

Responsibilities

• Recruit, evaluate, and manage subcontractors and suppliers.
• Build strong vendor relationships and communicate Grand Homes' expectations.
• Evaluate vendor capabilities including staffing, crews, quality, warranty, lead times, and financial stability.
• Manage vendor pricing, contract changes, and disputes.
• Occasionally visit construction sites to evaluate vendor performance and quality.
• Bid and negotiate products, services, and options for assigned subdivisions.
• Lead Buy Meetings and support subcontractor selection.
• Manage budget omissions and identify opportunities to reduce costs and improve profitability.
• Develop and maintain bidding specifications and scopes of work.
• Prepare and maintain accurate subcontractor agreements and purchasing documentation.
• Maintain contracts and purchasing information in BRIX.
• Support field teams with budgets, Purchase Orders, Extra POs, and vendor issues.
• Coordinate vendor support for Design Center and Model Home samples.
• Lead subdivision Kick-Off Meetings.
• Train Purchasing Assistants and Contract Administrators.
