Description
The Construction Project Manager (PM) will serve in two primary functions. He/she will be accountable for developing, deploying, training, and supporting the Project Management Methodology for the corporation. Additionally, they will be assigned to lead large cross functional teams in the deployment of enterprise-wide construction projects and programs. This individual will be assigned to multiple projects as project manager leading a matrix managed team of teammates and vendors that delivers business solutions across the company.
Position Accountabilities
- Responsibility and Accountability for the Project: Responsible for using best practice Project Management methods to create project plans to fit the stakeholders'/customers' needs and deliver within budget on desired outcomes. Fully accountable for the result of the project, leading the project with passion as if it is their own business.
- Defines Project Roles and Responsibilities: Working closely with the Customer, the PM is responsible for defining the project scope and objectives to ensure understanding among project members. Acts as the owner's representative at construction meetings.
- Performs Project Tracking: Prepares, maintains, and submits clear status reports and manages project timelines. Tracks progress, identifies issues early, and prepares site visit reports on variances with solutions. Reviews contractor payment applications and recommends changes if needed.
- Adopts Project Management Best Practices: Defines, teaches, and enforces good project management practices, adapting techniques to each project's context. Continuously improves skills through lessons-learned reviews.
- Makes Things Happen: Recognizes problems or potential issues, articulates them, and brings together the right people for solutions, ensuring urgency and cost-effective material substitutions.
- Promotes Customer Involvement: Ensures customer involvement for project success, communicates status, and reviews key project documents. Coordinates internal and external resources.
- Applies Lessons Learned from Recent Projects: Incorporates lessons learned into new projects for continuous improvement.
- Encourages and Supports Escalations: Communicates milestones, status, and escalation issues proactively, fostering a culture where escalations are viewed positively.
- Promotes Good Working Relationships: Builds trust and communication among stakeholders, serving as a role model for collaboration.
- Enforces Effective Change Control: Manages scope, communication, and quality, reviewing construction documents before bidding to minimize change orders.
- Drives Decision-Making to Lowest Level Possible: Empowers project members to make decisions, fostering ownership and accountability.
- Consensus and Contingency: Builds consensus, develops contingency plans, and recommends solutions.
- Maintain detailed records: Keeps comprehensive project documentation and shares information appropriately.
Organizational Relationship
This position reports to the Construction Program and Team Manager.
Position Qualifications
Education & Experience
- Bachelor's Degree
- Minimum five (5) years experience managing complex construction projects
- Retail experience helpful
- PMP certification preferred
Knowledge & Skills
- Detailed knowledge of PMBOK and project management best practices
- Self-motivated, assertive, and organized
- Exceptional time management and communication skills
- Ability to develop project plans and manage deadlines using MS Project and other tools
- Deep understanding of project metrics and reporting
- Problem-solving skills with root cause analysis
- Ability to manage scope, expectations, and risks
- Proficient in MS Office, MS Project, VISIO; familiar with CAD and CAFM systems
- Strong analytical skills and ability to read construction documents
- Independent work ethic with team orientation
- Adaptability in fast-paced environments
