They specialize in Commercial, Life Science, Healthcare, and Mission Critical projects, and they've built their reputation on honest communication, quality work, and a genuine commitment to serving clients and trade partners.

Our client is looking for a Project Manager who wants to own projects from preconstruction through closeout, not just administer them. You'll be the main point of contact for owners, architects, and trade partners, and you'll work with a leadership team that values sound judgment, transparency, and a positive culture. As the company grows, you'll have real influence on how projects are run and how the team develops.

Lead the project
  • Manage projects from pre construction through turnover, with full responsibility for cost, schedule, quality, and safety
  • Build and maintain project budgets, forecasts, and cost reports, and flag risks to leadership and owners early
  • Develop and update project schedules in coordination with the superintendent and trade partners
Manage the money and the paper
  • Prepare, review, and negotiate subcontracts, purchase orders, and change orders
  • Run the buyout process: bid scoping, leveling, and awarding trade packages
  • Manage RFIs, submittals, pay applications, and project documentation, and keep closeout on track
Build relationships
  • Serve as the trusted day-to-day contact for owners, design teams, and consultants
  • Maintain strong, fair partnerships with subcontractors and suppliers
  • Lead productive OAC meetings and communicate clearly, honestly, and proactively
Support the team
  • Partner closely with Superintendents, Estimators, and Preconstruction on constructability, value engineering, and handoff
  • Mentor assistant PMs, project engineers, and field staff
  • Contribute to improving company processes, tools, and lessons learned
What You Bring
  • [5+] years of commercial construction project management experience, with a general contractor preferred
  • Experience in one or more of: life science, healthcare, mission critical, or complex commercial/interior build-out
  • Working knowledge of contracts, change management, scheduling, and cost control
  • Proficiency with [Procore / Bluebeam / MS Project / P6 / Sage, etc. to be confirmed]
  • Strong communication, negotiation, and problem-solving skills
  • A bachelor's degree in construction management, engineering, or a related field, or equivalent experience
  • Familiarity with the Raleigh-Durham market and its owner, design, and subcontractor community is a plus
The Kind of Person Who Thrives Here
  • Service-minded: You deliver timely, high-quality work and enjoy exceeding expectations.
  • Genuine: You're open, honest, respectful, and authentic with clients, trades, and teammates.
  • Thoughtful: You use experience and good judgment to make sound decisions, and you keep learning.
  • Team-oriented: You care about the people around you and believe work should be rewarding and fun.
What Our Client Offers
  • Competitive salary range of $125-175k (commensurate with experience) plus aggressive bonus plan
  • Exposure to technically demanding projects in life science and healthcare
  • A close-knit, values-driven team with a direct path to leadership as the company grows
  • Vehicle, phone allowance, professional development, certifications, etc.
