Job summary

Turner Townsend is seeking a Project Management Consultant to oversee and manage high-end commercial real estate projects in the Greater New York City area. This is an onsite role reporting to Midtown Manhattan offices or local project sites as required.

You will lead project delivery from initiation to closeout, coordinating budgets, schedules, procurement, and risk management for multiple projects. Strong client liaison and governance are essential for success.

Qualifications

• Bachelor's degree and at least five years of AEC industry related experience.
• Experience with commercial interior and exterior renovation projects.
• Proven track record of managing multiple projects in varying stages.
• Ability to work from the client's Midtown Manhattan office on a FT basis.
• In-depth knowledge of Microsoft Office products including MS Office and MS Project.

Responsibilities

• Lead all facets of project management (budget, schedule, procurement, quality & risk) for multiple commercial renovation projects.
• Read and apply documents affecting real estate projects, including leases, contracts, charters, surveys.
• Interface with clients to define project requirements and prepare scope of work, budgets and schedules.
• Identify resources, conduct RFIs/RFPs, analyze bids, and recommend resources to clients.
• Lead project delivery resources and provide guidance to achieve goals.
• Implement communication plans and facilitate project meetings for stakeholders.
• Maintain project data integrity and governance and ensure timely documentation.
• Track progress against budgets and timelines; report variances and craft action plans.
• Manage change requests, assess impacts, and secure client approvals.
• Identify and mitigate project risks with contingency plans.

Job Description

Turner & Townsend is seeking a Project Management Consultant to join our team to oversee and manage various Commercial Real Estate projects for our clients in the greater New York City area. The Project Manager will lead high-end commercial real estate projects for various clients for the New York City advisory business.

This is an onsite role, the selected candidate will be required to report to the clients' Midtown Manhattan office or local project sites as dictated my client’s needs and project requirements.

This job is part of the Project Management function. They are responsible for the management of projects from initiation through completion.

What you’ll do

• Lead all facets of project management (budget, schedule, procurement, quality & risk) for multiple commercial, high-end renovation projects including planning, design, construction, occupancy and closeout.
• Demonstrate capability to read, understand, and apply standard to sophisticated documents affecting real estate projects, including but not limited to: agreements/contracts, leases, work letters, project charters, surveys and drawings.
• Interface and be in direct contact with the clients to define project requirements. Prepare scope of work, project delivery resource requirements, cost estimate & budget, cash flow, work plan schedule & milestones, quality control, and risk identification.
• Identifies project delivery resources from pre-qualified lists or through individual project qualification process; conducts standard request for proposals; completes bid analysis; recommends resources to clients.
• Leads project delivery resources/team providing project guidance and direction to achieve project goals.
• Implements communication plan for meetings and written reports/meeting minutes to keep client and project resources informed. Facilitates project meetings.
• Implements project documentation governance aligned with company and Client requirements. Ensure project data integrity and documentation is accurate, timely and coordinated.
• Tracks progress of each project against goals, objectives, approved budgets, approved timelines. Reports status and variances. Crafts action plans to meet objectives, budget and schedule.
• Implements change management routines to assess change requests, make recommendations, secure client approvals, and issue change orders. Assesses change requests to determine impacts to scope, budget, schedule, quality and risk.
• Demonstrates ability to identify complex project risks, lead constructability reviews, develop risk mitigation and contingency plans, and implement plans to reduce or eliminate project risks.
• Demonstrates a knowledge of projects & project management within the context of business results (larger economic implications, business risk, etc.).
• SOX control responsibilities may be part of this role, which are to be adhered to where applicable.
• Other duties as assigned.

Qualifications

Applicants must be currently authorized to work in the United States without the need for visa sponsorship now or in the future.

• Bachelor's degree and at least five years of AEC industry related experience and/or training.In lieu of a degree, a combination of experience and education will be considered.
• Prior experience working with commercial interior and exterior renovation projects is strongly desired.
• Proven track record of managing multiple projects in varying stages simultaneously and the ability to deliver under pressure or fast-paced environments is preferred.
• Ability to exercise judgment based on the analysis of multiple sources of information with a willingness to take a new perspective on existing solutions.
• In-depth knowledge of Microsoft Office products including MS Office, MS Project and other MS software including but not limited to Word, Excel, Outlook,PowerPoint,Teams, etc.
• Interpersonal skills with an advanced inquisitive mindset.
• Ability to work from the client's Midtown Manhattan office on a FT basis is required.
