Job description

Our client is an established asbestos, lead abatement, and demolition contractor in Central Washington with about 50 employees. Their work ranges from two-week jobs to six-month projects for commercial and public-sector customers.

The company has grown to the point where it needs a dedicated Project Manager to own projects from contract award through closeout. You will join a team that already has three estimators, a Labor Manager, and qualified field supervisors, so you can focus on managing projects rather than doing everyone's job. Strong performers have a written path to Senior Project Manager, with reviews at six months and one year.

What you'll do

You will be the accountable owner for assigned abatement and demolition projects from contract turnover through final closeout.

Turnover and planning
  • Accept formal turnover from Estimating: review the bid, scope, exclusions, contract, drawings, schedule, site conditions, pricing assumptions, and open risks
  • Build a written execution plan for each project covering milestones, demolition sequencing, labor, equipment, disposal, subcontractors, documentation, and escalation triggers
Readiness and execution
  • Verify readiness before crews mobilize: surveys and testing, notifications and permits, qualified personnel, project safety planning, disposal pathway, and submittals
  • Direct schedules, procurement, subcontractor coordination, and production planning with field supervisors and the Labor Manager
  • Serve as the main point of contact for customers and general contractors: meetings, RFIs, notices, change orders, schedule updates, and issue resolution
Cost and change control
  • Track budgets, job cost, labor productivity, committed cost, cost-to-complete, and billing readiness, and flag exceptions early
  • Identify changed conditions, document them, secure written direction, and escalate material or disputed changes
  • Help recover projects that run into trouble by correcting sequencing, updating schedules and resources, and keeping customers informed
Closeout
  • Complete project files, disposal and clearance records, punch lists, billing support, and final closeout
  • Share lessons learned with Estimating to improve future bids
What you'll bring
Required
  • About 3 to 5 years of project experience in abatement, demolition, environmental remediation, or a closely related specialty field
  • Strong experience in either abatement or demolition, with exposure to the other
  • Hands-on involvement with scope review, scheduling, job costing, change orders, customer communication, and closeout
  • Working knowledge of asbestos and lead hazards, regulated work requirements, demolition sequencing, and waste handling and disposal
  • A record of handling problems on your own jobs and finding practical solutions
  • Ability to read drawings, specifications, estimates, and contracts
  • Strong written communication and organized project records
  • Comfort with construction, project management, and financial software, and a willingness to learn new systems
Preferred
  • Current Washington asbestos supervisor certification (Oregon or Idaho credentials are a plus)
  • OSHA 30-Hour Construction Safety Training
  • Current 40-hour HAZWOPER training
  • Public works experience (municipal, state, or federal), including prevailing wage and certified payroll
  • Familiarity with BuildingConnected or Kojo
