Job summary

Green Key Resources is seeking a qualified professional to join its construction arm as a GC Project Manager and Owner's Representative for out-of-town projects. You will manage budgets, schedules, subcontractors, procurement, field operations, and project documentation while collaborating with internal development and design teams.

The role covers design/build warehouse and manufacturing projects, including ground-up, additions, and spec builds.

Qualifications

• Bachelor’s degree in CM, engineering, architecture, real estate, or related field.
• 5+ years of construction project management experience.
• Experience with a general contractor environment.
• Ability to read and interpret construction drawings and specs.

Job description

This Real Estate company is looking for someone to join their construction arm. They are open on level of experience from Assistant Project Manager to Senior Project Manager but for more senior level project managers, light industrial project experience is required.

This is a unique role where you would be the GC Project Manager but also act as an Owner's Representative at times for their out-of-town projects where they hire out a local general contractor. Since this a smaller company, you should be open to wearing multiple hats and helping out as needed with different departments. The job portfolio consists of different design/build warehouse and manufacturing projects - spec builds, ground-up and additions.

This individual will be responsible for managing budgets, schedules, subcontractors, procurement, field operations, and project documentation while collaborating closely with internal development, design, and construction teams. The ideal candidate understands commercial construction and enjoys working in an entrepreneurial environment where decisions can be made efficiently.

Responsibilities

• Manage construction projects from preconstruction through closeout
• Partner with internal development, design, estimating, and field teams to establish project goals and execution plans
• Develop and maintain project budgets, schedules, cost forecasts, and cash flow projections
• Lead subcontractor bidding, scope review, negotiation, buyout, and contract administration
• Coordinate with architects, engineers, consultants, municipalities, and utility providers
• Review drawings and specifications for constructability, completeness, and potential cost or schedule concerns
• Manage RFIs, submittals, change orders, meeting minutes, and other project documentation
• Monitor project costs and provide accurate financial reporting throughout construction
• Work closely with the Superintendent to coordinate field operations, sequencing, quality, and safety
• Lead owner, design, subcontractor, and internal project meetings
• Identify potential risks and develop solutions before they affect the project
• Oversee permitting, inspections, testing, and regulatory compliance
• Maintain strong relationships with subcontractors, vendors, and project stakeholders
• Ensure projects meet established standards for quality, schedule, budget, and safety
• Manage project closeout, punch list completion, warranties, and turnover

Qualifications

• Bachelor’s degree in Construction Management, Engineering, Architecture, Real Estate, or a related field preferred
• At least 5 years of construction project management experience
• Experience working for a general contractor
• Strong knowledge of commercial construction methods, contracts, scheduling, estimating, and cost control
• Experience managing projects from preconstruction through completion
• Ability to read and interpret construction drawings and specifications
• Strong communication, organization, negotiation, and problem solving skills
• Ability to manage multiple priorities and collaborate across development, design, and construction teams
• Proficiency with construction management, scheduling, and financial reporting software
• Openness to wear multiple hats and help out other teammates/departments as needed
