Job summary

Scott Humphrey Corporation is seeking a Project Manager to lead ground-up commercial and industrial projects. You will oversee from preconstruction through turnover, manage client relationships, design coordination, and subcontractor performance to ensure on-time, on-budget delivery.

You will partner with owners, architects, engineers, and field teams to develop scope, budgets, and schedules, drive procurement, and monitor safety, quality, and profitability across the full project lifecycle.

Qualifications

  • 3+ years of commercial or industrial construction experience with a general contractor or design-build contractor.
  • Bachelor’s degree in Construction Management, Engineering, Building Science, or a related discipline.
  • Proficiency with standard construction project management, scheduling, and Microsoft Office.

Responsibilities

  • Manage ground-up construction projects from preconstruction through turnover.
  • Develop project scope, budgets, schedules with owners, architects, engineers, and teams.
  • Lead subcontractor procurement, buyout, and contract execution.
  • Coordinate with Superintendent on schedules, site logistics, and coordination plans.
  • Lead preconstruction meetings to identify constructability, procurement, and manpower challenges.
  • Manage project financial performance including budgets, forecasting, change management, and owner billing.
  • Identify value-engineering opportunities and alternative construction approaches.
  • Coordinate procurement of long-lead materials, equipment, and specialty systems.
  • Lead owner/architect/contractor meetings and maintain communication with clients.
  • Monitor progress, quality, safety, schedule, and subcontractor performance.
  • Manage RFIs, submittals, change orders, and project documentation.
  • Drive project closeout, punch list, commissioning coordination, and turnover.

Job description

We are partnered with a leading national design-build general contractor delivering ground-up commercial and industrial projects across the United States. The company provides an integrated approach to construction, taking projects from early design and preconstruction through execution and final turnover.

The Project Manager will have full responsibility for project performance, leading projects from concept through completion while managing client relationships, design coordination, subcontractors, budgets, schedules, and overall execution.

Role and Responsibilities
  • Manage ground-up construction projects from preconstruction and design development through construction, closeout, and turnover.
  • Work directly with owners, architects, engineers, and internal teams to develop project scope, preliminary designs, budgets, schedules, and execution plans.
  • Lead subcontractor procurement, scope development, bid analysis, negotiations, buyout, and contract execution across all major trades.
  • Partner closely with the Superintendent to develop project schedules, site logistics plans, sequencing strategies, and subcontractor coordination plans.
  • Lead preconstruction and planning meetings with design teams, subcontractors, and vendors to identify constructability, sequencing, procurement, and manpower challenges before they impact the field.
  • Manage project financial performance including budgets, cost forecasting, change management, owner billing, subcontractor payments, and overall profitability.
  • Identify value-engineering opportunities and alternative construction approaches that improve cost, schedule, or constructability.
  • Coordinate procurement of long-lead materials, equipment, and specialty systems to maintain project schedules.
  • Lead owner/architect/contractor meetings and maintain consistent communication with clients throughout the project.
  • Monitor construction progress, quality, safety, schedule, and subcontractor performance in partnership with field leadership.
  • Manage RFIs, submittals, change orders, documentation, and other project controls required to maintain accurate project records.
  • Drive project closeout, punch list completion, commissioning coordination where applicable, and final turnover to the client.
Projects & Scope
  • Ground-up commercial and industrial construction.
  • Mid- to large-scale projects with significant subcontractor and trade coordination.
  • Design-build and fast-track project delivery environments.
  • Projects may include distribution, warehouse, manufacturing, cold storage, food and beverage, commercial, and other technically driven facilities.
  • Full project lifecycle exposure from conceptual design and estimating through procurement, construction, and turnover.
Qualifications and Experience
  • 3+ years of commercial or industrial construction experience with a general contractor or design-build contractor.
  • Experience supporting or managing ground-up construction projects from preconstruction through completion.
  • Strong understanding of project financials, subcontractor buyout, scheduling, change management, procurement, and owner coordination.
  • Experience working directly with Superintendents and subcontractors to manage field execution against schedule and budget.
  • Bachelor’s degree in Construction Management, Engineering, Building Science, or a related discipline.
  • Proficiency with standard construction project management, scheduling, and Microsoft Office platforms.
